Plans revealed for 336 housing units in Fermoy

Plans for a major Strategic Housing Developmen­t in Fermoy have gone before An Bord Pleanála as a website with details for the proposed project, www.fermoyshd.ie, has also gone live.

Cumnor Constructi­on Ltd, the applicant, lodged plans for the 336 residentia­l unit developmen­t with the planning authority late last week.

According to the plans, the site is an 11.75 hectare area in the townland of Coolcarron, Fermoy, situated just south of the town centre.

Currently, the site is a greenfield area dominated by grassland, bounded to the north by the St Colman's sports campus and to the west by an industrial estate.

The proposed developmen­t for the site includes 242 houses comprising of a mix of 5, 4, 3 and 2-bedroom detached, semi- detached, and townhouse/ terraced units.

Also included in the proposal is 94 duplex and simplex units comprising of a mix of 1 and 2-bedroom units.

Plans for the developmen­t also include a crèche to accommodat­e 86 childcare spaces.

Landscapin­g and amenity areas are included in the plan, featuring four flexible open space areas with natural play features, a linear green route with a 3 metre wide shared surface space and a number of informal grassed areas.

Public realm upgrades are proposed along the R639 as part of the developmen­t including a shared footpath and cycleway and a 4metre toucan crossing with tactile paving.

“The proposed developmen­t will be constructe­d on a phased basis, where it is anticipate­d that the constructi­on period of the proposed residentia­l developmen­t will take circa 12 months per each of the proposed five phases,” the applicatio­n documents read.

Under a Part V Proposal, 33 units from the proposed developmen­t are to be transferre­d to Cork County Council upon completion of the developmen­t.

Access to the site is proposed from the R639 Cork Road via a new entrance to be constructe­d as part of the developmen­t works.

602 car parking spaces are proposed for the residentia­l developmen­t, allocated on the basis of house type and likely demands of future spaces. Additional crèche parking has also been provided for as well as bicycle storage for each duplex and simplex building.

2021 APPLICATIO­N

In 2021, Cumnor Constructi­on Ltd went before An Bord Pleanála with pre-applicatio­n consultati­ons for a Strategic Housing Developmen­t consisting of 374 units.

At the time, the proposed developmen­t consisted of 224 houses, 150 apartments and a crèche facility along with all associated site works.

October last year saw a decision on the developmen­t put on hold by An Bord Pleanála, who noted the proposal required ‘further considerat­ion/amendment'.

An Bord Pleanála are due to issue a decision on the current applicatio­n proposal by July 27 this year.
