Affordable homes at White's Cross to go live this month

An online applicatio­n portal for affordable homes at White’s Cross is set to go live later this month.

Applicatio­ns will be accepted via the online portal which will go live on Tuesday, May 21 at 12 noon and close at 12 midnight on Tuesday, June 11.

The developmen­t, set to consist of 64 homes located at Danesfort, White's Cross, comprises of 58 three-bed houses and 6 two-bed houses, which are being made available for sale under the Local Authority Affordable Purchase Scheme.

Cork City Council, in partnershi­p with Vella Homes have launched the new affordable scheme in White’s Cross. High-specificat­ion family homes delivered under the scheme include features such as air-to-water heating systems, fitted kitchens, premium sanitary ware and cobblelock driveways.

Featured in the developmen­t are 1,260 sq ft 3-bed semi-detached homes; 1,128 sq ft 3-bed end-of-terrace homes, and 1,097 sq ft 2-bed mif-terrace homes.

Delivered in three phases, phase one involves the delivery of 2 two-bed mid townhouses, 2 three-bed end townhouses, and 22 three-bed semis with indicative handover dates of Q4 2024.

Phase 2 consists of four 2-bed mid-townhouses, 4 three-bed end townhouses, and 1 threebed semis with indicative handover dates of Q2 of 2025.

The final phase will see 20 further three-bed semis delivered and is expected to see handover dates in Q4 of 2025.

Houses under the scheme will generally be available only for firsttime buyers, who do not own or have a legal interest in a dwelling, although a small number of exceptions apply.

Under the affordable dwelling purchase arrangemen­ts under the Affordable Housing Act 2021 and associated housing regulation­s, two-bedroom homes at the new developmen­t are being made available to purchase from €261,000.

Three-bed end-ofterrace homes are being made available to purchase from €296,000 while three-bed semi-detached homes are being made available to purchase from €316,000.

The purchasers will enter an ‘Affordable Dwelling Purchase Arrangemen­t’ with Cork City Council. Under this arrangemen­t Cork City Council will take a percentage equity share in the dwelling, equal to the difference between the open market value of the dwelling and the purchase price paid by the purchaser, expressed as a percentage of the market value of the dwelling.
