Description: End-of-terrace, three bed Victorian with separate garden apartment Agent: Sherry FitzGerald As an object lesson in how to make a traditional style work with contemporary living, number 33 Wellington Place is a good example. With an emphasis on the sumptuous – original features are shown to great effect against strong colours while contemporary updates are kept s t y l i s hl y low-key.

Autumn’s warm colours suit number 33. Gardens front and rear are a riot of red, yellow and brown leaves clinging to old and ornamental trees with a rear ivy-covered wall adding atmosphere. The vendors have owned number 33 since 2004, when it was auctioned with a reserve of ¤1.85 million.

Now it is on the market seeking ¤2.4 million through agent Sherry FitzGerald.

Built in the 1850s, the vendors have impressed their own style on the property but haven’t made any structural changes since buying. A 255 sq m (2,744 sq ft) floor area accounts both for the main house and a separate and separately accessed apartment at garden level.

The formal reception rooms are off a high-ceilinged, quite grand hallway with creamy-yellow walls, dado rails, cornicing, ceiling rose and light from a large and impressively intact fanlight. Both of the interconnecting reception rooms have white, marble fireplaces; the one in the diningroom has some nice ornate detail.

Sash windows front and rear do what they do well and allow good light on original doors (doors throughout the house are original), elegantly plain cornicing and dado rails. The dining room has an interesting wallpaper with painted gold leaves.

There is a galley-style kitchen and dining/breakfast room to the rear.

A glass-panelled door in the kitchen leads to steps down to the garden.

The large, dusky-pink painted family bathroom on the first return has panelled walls and a gloriously long, deep bath under the window. The bedrooms, off the first floor landing, all have high ceilings, with a large open fireplace in the main bedroom.

The livingroom in the separate, garden level apartment has an opulent air and hugely elaborate marble fireplace. There is a useful porch at the front entrance, a bedroom with a large cast-iron period style fireplace and fitted wardrobes, a bathroom and another galley-style kitchen.

This last room overlooks a patio to the side of the house and has a door to the garden.
