£5m project in pipeline for centre of Tralee

BOYLE Brothers plan to inest over £5m in a project to build over 90 apartments at the former McCowan’s Yard. It is expected that the construction work will provide about 200 jobs.
Planning permission is being sought by the Tralee building, builders providers and hotel owners to develop the former McCowan’s Yard which is bounded by Edward Street and the North Circular Road.
Dublin architects Douglas Wallace Opperman have submitted three separate planning applications on behalf of Boyle Brothers to Tralee Town Council seeking permission for the proposed development.
The site is designated for urban renewal and has been used as a car park for a number of years.
Ernie Boyle told The Kerryman
that it is planned to complete the development over a two year period on a phased basis and the final complexion of the development would depend on the level of interest in it.
The development is to be in three blocks which, apart from apartments, would also include up to 10,000sq ft of office cum retail space in the ground floors, and basement level parking. The blocks are to be five, and four storeys high.
Of the three planned apartment blocks, one would be five storeys high with 35 one and two bedroomed apartments and 200sq metres of retail or office space at ground floor level. There would also be a basement car park.
A second block is to have 53 apartments in five storey and three storey sections. This would have one and two bedroomed apartments with 260sq metres of retail or office space at ground floor level, plus a basement car park.
The third block is to be four storeys high with 12 two bedroomed apartments and 450sq metres of retail or office space at ground floor level. This block would also have a a basement car park.
Mr Boyle said that the exact cost of the entire development could not be calculated at this stage as the space earmarked for retail and office development might be re-allocated for residential use depending on demand and level of take-up.
However, industry sources estimate that at minimum it will be a £5m development which would create in the region of 200 construction jobs. The main construction would be carried out by Boyle Brothers. Because of the time constraints associated with designated areas it is envisaged that the development would be completed as quickly as is economically viable.
