THE first auction of the year by DNG Flanagan Ford proved to be a lively affair at the Glasshouse Hotel with plenty of interest in a two bedroom property at Larkhill Woods on the Strandhill Road.
Close to town and a host of local amenities this property was always likely to exceed the guide price.
There were about 20 in attendance when auctioneer, Shane Flanagan opened the bidding at the guide price of € 105,000 while there was also a bidder on the phone.
Conditions of sale were read out by solicitor before the formal bidding got underway.
A deposit of ten per cent would be needed on the signing of the contract and there was a period of 28 days for the closing of the sale. All fittings were included.
There is an annual service charge of € 150 a year which is collected by a residents’ committee for the maintaining of the green areas.
There was initial hesitancy but soon three to four serious bidders emerged and the bids were creeping to € 115,000 and above.
The price went up in € 1,000s mainly and there were a couple of € 500 increases before the hammer came down.
The bidder on the phone was always the front runner from the off and it was soon up to € 138,000. Soon, it was down to just two bidders and when the phone bidder went to € 140,500 that was the end of the auction.
It is understood the phone bidders were an Irish couple living in the Middle East.
Mr Flanagan said DNG Flanagan Ford intended to hold three further auctions this year.
