A new 3 Bedroomed semi- detached in Cartron Point ( Builders finish) was sold for £ 15,000. An Island on Lough Gara was sold for £ 13,500. Lands for forestry were fetching £ 200 per acre. The top price for agricultural land was £ 700 per acre at the time.
Planning permission was relatively easy to obtain. One could submit a site map and a drawing, sketched by a company called “Bungalow Bliss” to Sligo County Council, and you could have planning through in 4- 6 weeks.
A young couple would have to be saving for 2 years and have 25% of purchase price in order to obtain a mortgage
There was an increase in prices in the mid- seventies of 30% from early seventies. Property prices continued steadily until the mid- eighties when property fell by 5%. Prices stabilised with little change till the mid- nineties when, tax incentives were introduced for devlopment for both rural and urban areas and indeed seaside locations These incentives and the availibility of mortgages contributed to the building boom from the year 2000 onwards.
When the recession arrived in 2007, prices fell by 50% and are now only starting to recover. In the past 2 years property is selling well again. However, property prices are still lower than building costs which makes it an ideal time to buy. Land for forestry is still in good demand and agricultural land is holding up in price.
Auctioneering has become very professional and is now regulated by Property Services Regulatory Authority.
