Tubbercurr­y auctions show land sales rising

Land sales Auctioneer specialist­s REA McCarrick & Sons reports a very busy selling season for Agricultur­al land throughout Co. Sligo for 2017. With offices in Sligo Town and Tubbercurr­y, Firm Principal, Roger McCarrick pointed out: “There was a reluctance to sell land during the years of the recession due to reduced prices, but this built up delay has now been released, and 2017 saw a lot of land coming to the market due to a perceived pick up in prices and confidence in the economy”.

Just a few weeks ago Roger held an auction of four different holdings in various parts of south Sligo and all sold either on the day or within a day or two after the auction in Cawley’s Hotel.

At Rhue, Tubbercurr­y, a 28 acre mixed quality farm at the edge of town was offered and after good bidding was withdrawn at € 240,000. After negotiatio­ns the property was sold at a considerab­ly higher offer to a Solicitor acting on behalf of an Investor.

A nine acres holding of good quality land located at Doocastle, Bunninadde­n sold on the stand at € 57,000 and was purchased by a local farmer. At Carrentubb­er, Tubbercurr­y, nine acres was withdrawn at € 45,000 but was sold in the hour after the auction at considerab­ly more to an adjoining land owner. In Gorterslui­n, Aclare, 25 acres of mountain land was sold at its guide price of € 1,000 per acre. As well as auctions sales, REA McCarrick & Sons sold a number of farms in recent weeks by Private Treaty.

In Ransboro, Sligo, a 33 acre grazing farm sold after long negotiatio­ns to an Investor. This was good land and attracted a huge amount of enquiries. The price guide was € 10,000 per acre. In the Gurteen area, a 24 acre holding of mixed and poor quality land sold in the region of € 3,000 per acre. At Carrentubb­er, Tubber- curry, a 20 acre farm with old cottage residence was offered by Private Treaty and attracted a lot of local as well as outside interest. Excluding a value for the residence, the land sold at approx. € 8,000 per acre. This was located on the edge of Tubbercurr­y and was mainly good quality land.

Roger said: “Farm income and profit from land remains low and farming is not for the faint hearted or for those looking for a quick return on their investment,” when asked about why people continue to invest in land. “Investment in land is a long- term strategy and an investment for future generation­s. It is also an investment in lifestyle.”

REA McCarrick & Sons continue to bring land to the market for the rest of 2017 and they have a number of interestin­g properties just coming to the market over the next few weeks in the west Sligo area, a part of Sligo renowned for its top quality land. At Finod, Easkey, a prime top quality residentia­l farm is new to the market. Comprising a Bungalow residence on 33 acres within two miles of the village of Easkey, it can be sold in one or two lots, Roger explained. Lot 1 comprises the bungalow residence on 12 acres top quality land, complete with dry sheds, stables and a sand arena. Lot 2 comprises 21 acres top quality land 1km from the residence. The entire property has a guide price of € 400,000.

Other farms ready to come to the market in the Aughris, Templeboy area include 19 and 23 acre lots, both of which are non- residentia­l top quality and located close to the sea. Further details shortly.

At Lavagh Village, at the foot of KnocknaShe­e Hill is a 23 acre non- residentia­l farm which is good quality, but some needing upgrading. Located 1 mile from Achonry Agri Stores, and 4 miles from Tubbercurr­y, it has a Price Guide of € 150,000.

REA McCarrick & Sons is part of the REA group ( Real Estate Alliance) which has more than 50 offices nationwide and does a lot of internatio­nal promotion. Earlier this year they held a Property Exhibition in Boston, USA while in 2016 they held one in New York. They are hoping to attend a major Exhibition in Munich Germany later this year and will be looking for all types of rural property – large and small farms, cottages etc. to replace those sold off their books this year to date.
