Auction fever at DNG Flanagan Ford auctioneers

-

DNG Flanagan Ford are hosting an auction of five properties with a diverse mix to suit all needs being held in Sligo on the 27 th July 2018 at 3pm in The Glasshouse Hotel. The properties for sale include investment type town centre town houses, a large detached house on a generous site in the village of Rosses Point together with agricultural land at Rathbaun in Ballinacarrow, County Sligo.

The first property is a magnificent, detached, single storey residence in the heart of Rosses Point village known as Greenside, Rosses Point. This is an amazing opportunity for potential buyers to acquire a property situated in the heart of the village with the incredible advantage of being able to step directly from the rear garden of this property on to the championship links known as County Sligo Golf Course. “To the best of my knowledge, there are circa four maybe five properties in the village of Rosses Point that currently have access directly from their gardens on to the golf links. This is a huge incentive for golf enthusiasts which Rosses Point has in abundance. The layout of this property with its south facing and west facing living space and four spacious bedrooms with modernised bathrooms together with the incredible location is already attracting strong interest”, commented Shane Flanagan of DNG Flanagan Ford. “To be honest, we do not get enough properties of this type on our books which gives potential buyers a large site, an excellent location and potential for further improvements on the house. This property will have appeal to people starting out looking for a family home and will also appeal to those looking for something to retire to”, continued Shane Flanagan. This property has a guide price of €330,000.

Rosses Point continues to be one of Sligo’s most popular residential locations. The amenities that the area has with its championship golf course, excellent sailing , large Blue Flag safe beaches together with bars, restaurants, schools, leisure centre, etc., all make it the ideal family home location.

The second property that is being brought to the market is circa 60 acres of agricultural land located close to the village of Ballinacarrow. “These lands are currently held under two separate folios and are being sold as one lot. Situated just outside the village and with the smaller parcel of land backing on to the Owenmore River, all of the lands enjoy excellent road frontage with the larger parcel having road frontage on two sides. There is a sprinkling of residential, one-off dwellings located close to these lands, however, the lands in question are currently used purely for agricultural purposes.” Commented Shane Flanagan

The larger parcel of land measures circa 22.12 hectares or 54.65 acres.

The smaller parcel of land which measures circa 2.61 hectares or 6.4 acres also enjoys excellent road frontage and also backs on to the Owenmore River.

“There is already good interest in these sales which have an attractive guide price of €350,000 for the entire”.

The final three properties that have been brought to the market are properties number 58, 59 and 60A John Street in Sligo. These three properties are currently owned by the same Vendor and number 58 and 59 adjoin each other and have the potential to be sold as one lot.

All three properties are three storey town centre town houses which are in need of repair.

Number 58 and 59 currently have a shared courtyard to the rear, however, this could be easily separated into two separate yards. At ground floor, there is living space with additional living space and bedrooms overhead. Number 60A has a very similar lay-out, however, it did have extensions added extending out to the rear of the property.

“These properties are ideally suited for investors or for people involved in the building business looking to carry out the renovations themselves. Rental income from properties such as this for residential purposes would be very strong if they are brought to the market in good condition. They may also be ideal for AirB&B type lettings.”

These properties have been brought to the market with a guide price on 58 John Street and on 59 John Street of €75,000 each or, if they are to be acquired in one lot, at €150,000 and the guide price on number 60A John Street is set at €95,000.

“Interest levels from the market for properties that require repairs has improved dramatically over the past two years. Previously the market for this type of property was slow, however, this has changed completely in the past while and viewing levels have already been high for all three properties. It will be interesting to see how the sales conclude and the type of buyer who eventually takes ownership”, commented Shane Flanagan of DNG Flanagan Ford.
