Auction sees two houses and two farms in Tubber sold for €910,000

County Sligo auctioneer Roger McCarrick, held what he called was “a good old fashioned farm sale” last week, when he sold two houses and two farms in seven different lots to seven different buyers in front of a packed auction room.

Approximat­ely 100 people attended the auction held in Tubbercurr­y and nearly 40 people had registered to bid on the various lots.

The sale was for the reps of the late John Doyle and comprised of a 20 year old bungalow, and an old farmhouse on 27 acres at Cloonacool village and a further 25 acres at Carrentubb­er, Tubbercurr­y.

Cloonacool Village is located at the foot of the Ox Mountains close to the source of the River Moy, which adjoined some of the land for sale.

The land quality of the Cloonacool lots was marginal and in need of upgrade.

However, the picturesqu­e setting and proximity to school, church and other amenities insured that the properties for sale attracted attention from both locals and outsiders.

Because online bidding was not on option in this particular case, bidders travelled to attend the auction in person from Dubai, Holland and Spain.

Lot one was a three bedroomed bungalow in Cloonacool village and opened at €90,000, went on the market at €120,000 and quickly sold on the stand at €141,000.

Lot two was 16 acres marginal land with good road frontage and adjoining the River Moy. It opened at €70,000 went on the market at €90,000 and sold at €105,000 which was €6,562/ acre.

An old semi derelict farmhouse on approximat­ely 10.5 acres poor quality land, much of which is covered in scrub and whins made up Lot three.

The big attraction of this property was its convenient location and a river called the Mad River which runs through it off the Ox Mountains and into the Moy.

Mr McCarrick, offered this in two Lots initially and had a combined offer of €190,000. However, when offered in one whole lot it was obvious there was more interest in keeping it in its entirety, and it sold on the stand at €223,000.

Four other lots were then offered in four different lots at Carrentubb­er, Tubbercurr­y.

Two of these lots were on the edge of Tubbercurr­y adjoining the Tubbercurr­y GAA pitches. The other 2 lots were a mile further out of town.

Lot four comprised 16 acres with good road frontage and attracted five bidders. It went on the market at €150,000 and sold on the stand at €260,000. This equated to €16,250/acre.

Lot five comprised 3.2 acres with secondary road frontage with long term developmen­t potential.

It opened at €25,000, went on the market at €40,000 and sold at €85,000 which was €26,562/acre.

Lot six was 2.7 acres with road frontage and with site potential. It opened at €20,000 with four bidders, went on the market at €30,000 and sold at €70,000 which was €25,925/ acre.

Lot seven 3.6 acres mixed quality neglected land with road frontage.

It opened at €10,000 went on the market at €15,000 and sold at €26,000 = €7,222/acre

Mr McCarrick, was delighted with the result which saw all lots achieve €910,000 which was well above the expected price for all lots.

There was a total of 198 bids. Mr McCarrick said that the solicitor acting on behalf of the estate at the auction was a third generation of this particular firm of solicitors with whom he has acted over his career.

He also noted that two of the purchasers at the auction were sons of a buyer of land Mr McCarrick sold at the same venue nearly 40 years ago at his first farm auction.
