NATURE IS THE PROTAGONIS­T IN THE NEW HAMLET BEING BUILT BETWEEN SANTA TERESA DI GALLURA AND PALAU

The coast of Sardinia with its perfumed vegetation and irregular granite rock formations offers natural hiding places of untouched treasures. This is how the area of Porto Pozzo on an internal natural bay overlookin­g the island of Spargi appeared to Architect Julio César Ayyòn. Srl, made up of eighteen single family villas, a three family residence and a hotel, overlookin­g the sea with the hamlet of Conca Verde on the left and the peninsula of La Coluccia on the right. Touched by the beauty of the area, the architect based his project on a minimal interferen­ce with nature. The villas will be energy class A thanks to the choice of building materials able to guarantee an excellent isolation reducing energy use to a minimum, as well as the use of solar panels on the garage roofs. Integratio­n with surroundin­g nature comes also from the adaptation of typical local buildings with the use of large windows able to immerse in the hypnotic landscape. Each residence, from 90 to 130 sqm, is made up of a single level with a small attic area in the bedroom zone. The space is formed by the typical roof line of the stazzi that overlooks the terraced gardens and each unit’s swimming pool. The homes are meant for living in large outdoor spaces with kitchens and are protected by flat roofs and pergolas. From an urbanistic viewpoint there are other spaces permitting the future owners to enlarge the residences. “The villas are priced from 570,000 euros, an excellent investment that will be ready in 12 months”, says Luciano Magi, CEO of Idee Residenzia­li Srl, leader in sales and developmen­t of touristic real estate operations.
