‘Mortgage consultant­s help buyers get loan’

KUALA LUMPUR: National Higher Education Fund Corp (PTPTN) loans can be restructur­ed and with the help of a good mortgage consultant, the success rate of getting home loans approved could be as high as 100 per cent, said Diligent Partners chief executive officer Vince Chia.

“PTPTN has been one of the major issues why securing a home loan is difficult. It came so sudden. If everyone cooperates, like giving sufficient documents to a mortgage consultant, there would be no issue in getting your home loans approved.

“Sufficient documents will provide a good deal of informatio­n about the client, such as the balance of the borrower’s cheque and savings accounts. Therefore, qualifying can be easier and may result in a lower rate,” he said in an interview.

“In my previous days with Mortgage Broker Sdn Bhd, we had RM30 million to RM40 million of approved and accepted home loans monthly,” he added.

Chia said the services of a mortgage consultant will not be charged to the loan applicants but to the banks.

He said borrowers who have trouble qualifying or need to finance tricky deals will often get turned away at banks.

“For these people, using a mortgage broker is often the next best option. The broker will also compare mortgage rates from a number of banks and lenders all at once,” he said.

Chia will be one of the speakers at the MyRumah Property Showcase at Komtar JBCC in Johor Baru this weekend.

The event, which is organised by The New Straits Times Press (Malaysia) Bhd ( in collaborat­ion with Andaman Group, will be held from July 29 to 31.
