West Kepong potential

KEPONG is situated at the borders of Kuala Lumpur and Selangor. More specifical­ly, it is located to the north of Sungai Buloh, west of Bukit Lanjan and south of Jalan Duta.

It stretches over a rather large area but this article will be focus on the western side.

Bandar Menjalara in Kepong is named after Paduka Seri Cik Menjalara, the mother of Malaysia’s first prime minister Tunku Abdul Rahman Putra Al-Haj.

The township is a mere 20-minutes drive from Kuala Lumpur city centre and even nearer to Petaling Jaya, and is popular with urbanites wanting to stay not too far from where they work, close to urban convenienc­es and with easy access to public transporta­tion.

The area will get a boost from Mass Rapid Transit Line 2 (MRT2), set to be ready by 2021.

MRT Line 1, which connects Sungai Buloh to Kajang, has three stations within a short drive from Bandar Menjalara, while MRT2 will have some located even closer to the township and will likely have a positive impact on property value there. The Sungai BulohSerda­ng-Putrajaya MRT2 has four stations within the area, namely Damansara Damai, Sri Damansara West, Sri Damansara East (which are within 6km radius from Menjalara) and Kepong Sentral, which interchang­es to the KTM Port Klang line.

There is a fair amount of living space with a reasonable price tag to match.

Based on our data, Taman Wangsa Permai and Desa Aman Puri were popular locations as seen in the number of residentia­l projects in the area. This could be due to the easy access to public transporta­tion via RapidKL Bus Depot or Kepong Sentral KTM Komuter station, both located within a 2km radius.

Moreover, the areas are signified industrial zone — bearing employment opportunit­y for workers to reside in the vicinity.

Taman Wangsa Permai, Desa Aman Puri and Taman Perindustr­ian Ehsan Jaya offer projects with units priced from RM200 to RM400 per sq ft (psf). These units constitute around 58 per cent (18 projects) of the projects surveyed, while about 22.5 per cent falls within the RM400-RM600 psf bracket. The latter category constitute­s seven projects mainly located in Bandar Menjalara as reflected in their names — Plaza Menjalara, Dua Menjalara and Medan Menjalara.

Meanwhile, East Parc@Menjalara by Fiamma Holdings Bhd has been slated for completion in 2020. It will comprise 43 storeys and offers larger units of 2,101 sq ft. When completed, it will stand as one of the tallest buildings in the township. Built-up sizes start from 600 sq ft (one bedroom and one bathroom) to 1,522 sq ft (four bedrooms and four bathrooms) across 432 units in all.

The western part of Kepong highlights a stark difference in the type of properties compared with other parts in the area. The projects there are still relatively new and have adapted a more contempora­ry feel and look compared to those in the northern area.

Given the rapid developmen­t in the last 10 years, potential buyers would come from Kepong’s younger generation that have acquired urban-living lifestyle preference­s. This probably explains the record new highrise residentia­l projects launched in the area, especially in the last decade, that comes with better-equipped facilities and a more modern outlook.

This is an indication that the area is undergoing a wave of revitalisa­tion to meet the needs of its more affluent and younger urbanites.
