KUALA Lumpur Metro Group is building a fivestar luxury resort adjacent to its popular Lexis Hibiscus, here.

The Lexis Hibiscus 2 project, with an estimated gross development value of RM500 million, will boast more water and sky pool villas than Lexis Hibiscus.

Lexis Hibiscus currently holds two Guinness World Records for the “most swimming pools in a resort ” at 643 and “most overwater villas in a single resort” at 522.

“We believe Lexis Hibiscus 2 will emulate the success of Lexis Hibiscus as it is set to surpass

Lexis Hibiscus’ current position as the largest water homes development in the world,” said KL Metro chairman Mat Hassan Esa.

KL Metro has is undertaking the project with Negri Sembilan government’s investment arm, Menteri Besar Inc (MBI), on a 32.4ha site.

Construction was expected to kick off next year and be completed in 2024, said Mat Hassan at the signing of the joint venture for the project, here, on Saturday.

Also present was Port Dickson member of parliament Datuk Seri Anwar Ibrahim.

Lexis Hibiscus 2 will feature 582 water villas and 178 sky pool villas for a total of 760 rooms.

In comparison, Lexis Hibiscus, which opened in 2015, boasts 522 water villas and 117 sky pool villas.

Just like Lexis Hibiscus, each villa at the new resort will have its own private dip pool. It will also come with a sunken aquarium with built-in restaurant (the first of its kind in Malaysia) and the largest ballroom in the state, accommodating 2,000 people.

Mat Hassan said Lexis Hibiscus 2 would bolster the Lexis brand footprint.

The new resort is expected to bring 400,000 tourists to the seaside town annually.

“If each tourist spends an average one-night stay of RM600, this will generate RM240 million a year.”

To date, KL Metro’s properties — Lexis Port Dickson, Grand Lexis Port Dickson and Lexis Hibiscus — have catered to 5.2 million tourists.

Mat Hassan said half of them were foreign tourists from 156 countries.

It hopes Lexis Hibiscus 2 will attract more international guests, especially those from Asia Pacific and the Middle East.

Meanwhile, KL Metro group managing director Datuk Low Tak Fatt said the real estate market in the state was gradually catching up to that in Selangor, Penang and Johor.

“The market in Port Dickson particularly was not that strong previously as it was associated with abandoned developments. But after we completed our properties, banks are now more receptive to other proposed projects, here,” said Low.

Negri Sembilan Menteri Besar Datuk Seri Aminuddin Harun said MBI had a 20 per cent stake in the Lexis Hibiscus 2 development.

The state government also gained from the premium paid by KL Metro on the land.

He said 42 families affected by the project would each receive RM1,000 monthly for five years from a RM12 million fund.
