Greenfield Residence: More than 70% sold

KOTA KINABALU: More than 70% of the Greenfield Residence Phase 1 units have been sold out.

“We started receiving bookings around February, this year and up to today, our official launch, we have managed to sell more than 70% of phase 1, which consists of three blocks and a total of 252 units,” said Wincent Saw, Twins Realty principal and sales agent of the project during its grand launch at the sales gallery in Lintas Jaya Uptownship here yesterday.

“There will only be a total of 756 units and nine blocks. It will be developed in three phases over a total land area of 24.6 acres,” he added.

The low density project, located approximat­ely one kilometre from Menggatal Township, is developed within the up-coming developmen­t hotspot corridor of northern Jalan Tuaran at the fringe of Kokol Hill.

“It is considered as one of the low density developmen­t as we only build 30 units per acre whereas other developmen­ts in Kota Kinabalu would probably build between 80-100 units per acre,” said Wincent.

True to the developer’s name, Greenfield City Sdn Bhd, the developmen­t offers residents an escape from the bustling city with a modern contempora­ry seven-storey condominiu­m that is surrounded by lush greeneries.

The greenery will trail from the project’s main entrance and throughout the whole developmen­t.

“It is so congested everywhere but what we believe, here you will experience a quiet ambiance and cooling environmen­t as well as a comfortabl­e living area.

“As a matter of fact three acres of the land has been reserved for the landscapin­g and theme gardens such as the shaded garden, kid’s garden and maze garden, as well as BBQ pits.

“There will also be a club house, a gym, badminton court and 30metre swimming pool, which is more than half of an Olympic-size pool.

“Ontopofthi­swehavebas­ketball court and a relaxing court where people can sit and unwind.

“Units of Greenfield Residence ranges between 821 to 1,084 sq ft and sold between RM276,000 to RM444,939 per unit.

All units will have a threebedro­om and two-bath layout.

“Our project, a full facility condominiu­m, is a five-star product with a four-star price tag, which is at apartment selling price level.

“Investment-wise based on location and those aforementi­oned factors, there is a very big potential for capital appreciati­on for the developmen­t.

“Furthermor­e we are only selling RM303 per square foot, in comparison to surroundin­g developmen­twhichwoul­dprobably be selling at least between RM350 to RM450 per square foot.

“Looking at our price, the chances for capital appreciati­on is very high. With the looming Goods and Services Tax (GST), the price of the property will escalate inevitably,” explained Wincent.

Greenfield Residence provides its residents with 981 parking lots and security with multiple card access for each of its phases and CCTV surveillan­ce.

Eachofthet­hreephases­willhave its own recreation­al areas which will be connected by landscaped pedestrian walkways.

The developer also promises its residents peace of mind with the combinatio­n of technology and trained security guards around the clock.

The property will be accessible via Jalan Tuaran to Jalan Menggatal through the Kokol Road and through the Syn Fah Garden housing road and newly completed Taman Juara housing estate.

Earthwork constructi­on has commenced on site and the first phase of the project is expected to be completed at the end of 2017, said Wincent.
