Andaman Group roadshows highlight upmarket properties

KOTA KINABALU: The Andaman Group is forging ahead with its positive outlook of growing its Sabah based clientele by 10 to 20 % with its newest crop of upmarket properties in Ipoh, Johor Bharu and Bangi, despite Sabah’s current challengin­g property market.

The roadshow features Andaman Group’s latest projects, namely freehold luxury apartments, ARC luxury apartments at Austin Hills in Johor Bharu and the Upper East at Tiger Lane in Ipoh, as well as the EVO SoHo Suites situated on the last prime land for developmen­t in the Bandar Baru Bangi Town Centre at Seksyen 9.

Andaman is also selling the ARC and Upper East luxury apartments at 20% lower than local market price, highlighte­d Andaman Property Management Sdn Bhd sales and marketing assistant manager, Chloe Chu.

“Based on our records for previous projects, the total number of buyers from Sabah and Sarawak is about 30%. Sabah accounts for half of the group’s total East Malaysian clients.

“For our past projects such as The Cova Villa and The Cova Suites in Kota Damansara, Sabah and Sarawak buyers account for around 20 to 30% (of our total clientele in Malaysia) for each project.

“We hope to increase the sales here to 40%,” said Chu at the company’s East Malaysian roadshow, which is held throughout the August 8 to 9 weekend at The Pacific Sutera Hotel.

“There are already Sabah buyers, which are existing previous buyers of the company’s properties, for these three projects.

“We know there are a lot of client population from Kota Kinabalu who always have business trips to JB (Johor Bharu) for example.

“They are familiar with JB. A lot of Kota Kinabalu buyers invest in many of our properties in KL (Kuala Lumpur) or JB area. So we purposely bring along these projects here.

“Not only are a couple of these projects recently officially launched but the price is below market level to reward our Kota Kinabalu buyers and previous existing buyers,” she said.

Kota Kinabalu is Andaman’s first stop in its East Malaysian roadshow.

The roadshow will continue on August 14 to 16 in Sibu, back in Kota Kinabalu at City Mall on August 21 to 23 and culminate on August 28 to 30 in Kuching.

“Basically, Andaman has around 10 years of experience and is a big developer in the Klang Valley area.

Chua revealed that Block A of the ARC project has already been fully booked, even though the ARC was recently launched on August 1, 2015 and in the earthworks processing stage.

“Austin Hill at Johor Bahru is located in a high end area like Sri Hartamas and Mont Kiara in Kuala Lumpur (KL).

“The project is not a medium cost and not a flat but is a high end luxury service apartment. We are selling it at the price rate of RM420 per square feet (psf) only, which is 20% below the market price.

“Right now, the Austin residentia­l units market is at RM550 to RM600 psf,” said Chu, adding that there are 1,800 units.

“The ARC is located directly adjacent to Austin Gold Resort. We are now concentrat­ing on Block B, which has some of the best view sites of the golf course.

“We are still giving a lot of freebies for this newly launched project. If buyers book in this month, we still give early bird rebate and freebies like free legal fee and S&P (Sales & Purchase),” said Chu, adding that the property is expected to be completed in 2019.

The Upper East luxury apartments is located in Tiger Land, an upper class area in Ipoh, and priced from RM430 psf.

“Tiger Land is a high end area in Ipoh just like Sri Hartamas in KL. It is also priced around 20% below market price, the lowest price in Tiger Land, but the facade and facilities that we provide is of the luxurious type. The price starts from RM500,000.”

EVO SoHo Suites is located at a high end area, comprising of middle income and upper class profession­als and business people, in Bandar Baru Bangi.

The small-office-home-office project, consisting of duplex units, is built on top of a high end shopping mall, which has already secured a famous Japanese anchor tenant, said Chu.
