Approximately one third of the 60-acre land was dedicated to the railway system while around 40acres had been allocated for development of the other components. The Aeropod project is one of the first projects to be sanctioned as part of the state government sponsored Sabah Development Corridor.

To enhance liveability, S P Setia has embarked on a proposed Aeropod Adoption Programe for a green recreational park at Kepayan Ridge, Tanjung Aru to create a vibrant central focal point for the Aeropod development.

This will attract more footfall to the development when the park is ready Aeropod, which commenced in 2012, is expected to be fully completed in 2022 with a gross development value (GDV) of RM1.8 billion and approximately 3.8 million square feet of gross floor area.
