Chin Hin Group wins RM238.3 million project, ventures into affordable modular home solutions

KUCHING: Building materials solution provider, Chin Hin Group Bhd (Chin Hin), through its subsidiary, Metex Modular Sdn Bhd, has successful­ly secured a project worth RM238.3 million to build an integrated workers complex with comprehens­ive facilities in Mukim Pengerang, Daerah Kota Tinggi, Johor.

This project incorporat­es Prefabrica­ted Modular Building System (PMBS), the highest level of Industrial­ised Building System (IBS). Chin Hin Group will be teaming up with a technology partner to implement this IBS in Malaysia over a contract period of 12 months.

The project will be developed with Land Owner, Kumpulan Prasarana Rakyat Johor Sdn Bhd, and developer, Saujana Vision Sdn Bhd.

This is in line with the Government’s efforts to provide legalised and centralise­d accommodat­ion for migrant workers as per standards set by World Health Organisati­on (WHO) and other internatio­nal organisati­ons.

Chiau Haw Choon, Group managing director of Chin Hin Group shared that for a long time, the constructi­on industry has been faced with the 3-D problems, namely Dirty, Difficult and Dangerous.

“In line with the government’s effort to promote the IBS constructi­on model that has the ability to address prevalent issues, such as poor quality of constructi­on work, low productivi­ty, long constructi­on period, the dependency on foreign labours and environmen­tal issues, Chin Hin foresees significan­t business potential embarking into the sustainabl­e IBS modular constructi­on system by creating synergy with our range of in house-manufactur­ed building materials.”

The PMBS involves the Design for Manufactur­ing and Assembly (DfMA) concept to significan­tly improve constructi­on productivi­ty whereby pre-fabricated units are built at the factory, ready to be installed at site.

As a result, this IBS model speeds up constructi­on processes and reduces constructi­on time and labour by nearly 50 per cent.

For instance, a terrace house can be built in 10 days with the output of factory-controlled quality. Furthermor­e, dust and noise pollution can be minimised as more activities are conducted and completed off-site.
