Favourable property outlook

BERINDA Group remains upbeat on the property outlook in the southern part of Johor, especially where Iskandar Malaysia is located.

The group sees Iskandar Malaysia as the main pulling factor in attracting domestic and foreign investors into the country’s first economic growth corridor.

According to Tanjung Bintang Sdn Bhd general manager (sales) Lim Sung Heng, Iskandar Malaysia is moving in the right direction since its inception on Nov 4, 2006.

He said the economic landscape of south Johor has changed tremendous­ly over the past decade.

The developmen­t and progress taking place in Iskandar Malaysia is testimony as to what is right about the growth corridor.

“The property sector will benefit immensely from the influx of domestic and foreign investors as well as new residents,’’ he said.

Lim pointed out that the influx will not only create new job and business opportunit­ies but also fuel demand for residentia­l and commercial properties.

Tanjung Bintang and Pandan Baru Sdn Bhd are part of Berinda Group.

The numerous projects accomplish­ed by the group include Taman Ponderosa, Taman Molek, Molek Pine, Molek Pine 3, Molek Pine 4, Molek Groove and Molek Pulai.

Others are Molek Square, Molek Impian, Molek Haven, Ponderosa Villa, Ponderosa Green, Ponderosa Vista, Ponderosa Lakeside, Ponderosa Lakeside II and Johor Baru City Square Office Tower.

“Prospectiv­e buyers can view all our projects during the Johor Malaysian Property Expo (Mapex 2017) and our experience­d staff will assist them in making the right choice,’’ said Lim.

The first edition of MAPEX 2017 is taking place at Aeon Jusco Tebrau shopping centre from today until April 23 and Berinda Group is among the 27 developers taking part in the event.

The company will launch 100 units of double-storey link houses and semi-detached houses at Taman Ponderosa in the second-half of 2017 and by the end of the year, respective­ly.

The indicative selling price for the 2,700sq ft (250.8sq m) double-storey link house is from RM1mil each while the price tag for the 3,500sq ft (325sq m) semi-detached house is from RM1.6mil in the gated and guarded precinct.

The Taman Ponderosa developmen­t project covers 323.74ha with 50% of the area already being developed.

“Demand for landed houses in Iskandar Malaysia is good and we are targeting “upgraders” and Malaysian profession­als working in Singapore as potential buyers for our Taman Ponderosa project,’’ he said.

Apart from the locals, buyers for the Berinda Group’s projects include those from countries such as China, Indonesia, Japan, Singapore and South Korea.

Lim added that the presence of big developers from China is good for the property market in Iskandar Malaysia as they help to promote Johor Baru not only to buyers from mainland China but also from other parts of the world.

Johor Baru’s close proximity with Singapore is another added advantage that attracts internatio­nal buyers including expatriate­s based in the republic as they can have the best of both worlds.
