Going green at integrated township
TUCKED away in the green enclave of Taman Impian Emas in Johor Baru is the recently launched Bukit Impian Residence, a gated and guarded community comprising double storey semi-detached and terrace homes.
Spanning across 38.45ha of freehold land on higher ground, the project’s first phase was launched in April last year with 64 of its 150 units already snapped up.
Gunung Impian Development Sdn Bhd marketing manager Carol Lim Hui Chieh said that Bukit Impian Residence would see the development of 318 units of two-storey semi-detached and 244 terrace units.
“Bukit Impian Residence will be a low-density residential development, with six units on an acre (0.4ha) of land compared to the usual 12 units per acre.
“For the ultimate comfort of residents, 40% of the total community is reserved as a green area with a landscaped recreational park, outdoor exercise stations, basketball court and jogging track weaved around the entire precinct,” she said in an interview here recently.
Lim said that the concept was targeted at young families, professionals and investors and the houses in the first phase, which is expected to complete in May 2018, were sold from between RM648,000 and RM1,138,000.
“The four-bedroom terrace homes with built up area of 2,567 sq ft (238.48 sq m) were sold from RM648,000, while the five-bedroom semi-detached ones were priced from RM1,380,000 with a floor space of 3,489 sq ft (324 sq m).
“For the second phase, another 144 units of double storey terrace homes with built up area of 2,568 sq ft (238.57 sq m) would be launched by May and set to be completed in 2019,” she added.
She noted that the freehold property would be available for sale at the annual Johor Malaysian Property Exposition (MAPEX) which is taking place at Aeon Jusco Tebrau here from today to April 23.
“Those who take the opportunity to purchase the homes will receive a three-year waiver on maintenance fee of RM120 for the terrace and RM180 for semi-detached units,” she added.
Lim also said two-storey shop offices with built up areas of 3,850 sq ft (357.68 sq m) would also be available at RM913,558 during the expo.
She added that Taman Impian Emas is planned to be a self-contained township with residential, commercial and light industrial functionality spread across approximately 1,214ha of freehold land on higher ground.
“This integrated township, which is strategically located in the heart of Iskandar Malaysia, is expected to deliver approximately 26,412 units of mix development within a span of 20 years.
“It has three routes linking the NorthSouth Expressway via Kempas or the newly opened Bukit Amber exit or the Jalan Tebrau main road, making it convenient for residents to get to their destinations,” she said.
Lim pointed out that the Senai International Airport is a mere 11km away and 20km to the Bangunan Sultan Iskandar Customs, Immigration and Quarantine Complex.
