Master of community building
WHAT makes a community? For UEM Sunrise Berhad’s managing director and chief executive officer Anwar Syahrin Abdul Ajib, building communities is all about bringing people together.
“You can design the best homes, apartments, shopping malls and offices, but if they lack soul, they won’t last long. The soul can only come from us, the people living there. This is the challenging bit. What excites us as humans? How do we provide places and spaces that evoke emotion? This is what we at UEM Sunrise would like to be known for,” he says.
To celebrate the company’s 50 formidable years of combined experience in successful community building, UEM Sunrise Berhad showcased its tireless commitment through various incentives involving current and potential residents as a gesture of good will and community spirit.
One incentive that UEM recently launched was the offering of 300 homes from seven projects located in Cyberjaya, Selangor and Iskandar Puteri, Johor, from as low as RM293,000. On top of various value-added propositions, buying is made easy as downpayments are affordable, ranging from RM1,000 to RM10,000 depending on the property.
According to Anwar, while this campaign affects the profit margin of the company, it is worthwhile.
“We will manage the impact to make sure it is minimised. Yes, it will have an impact, but we are ready to sacrifice it.
That’s fine with us as long as the buyers appreciate our effort of building and giving back to the community,” explains Anwar, adding that the group fully supports the Government’s call for more affordable houses to be built for the benefit of the rakyat.
“UEM Sunrise will proactively support the Government by providing insight to develop policies that promote long-term sustainable growth and address the needs of the people, thereby moving the nation and economy forward.”
Striving to nurture close-knit communities in all its developments, UEM Sunrise took its efforts a step further by building community-centric amenities and hosting placemaking events throughout the year.
For example, UEM Sunrise has organised high-profile placemaking events such as Challenge Iskandar Puteri 2018, Iskandar Puteri Jazz Festival 2018 and the upcoming Spartan Race to be held at Iskandar Puteri in December as catalysts to building a bond among the local community and visitors alike.
As the master developer of Iskandar Puteri, expectations abound for UEM Sunrise’s success.
Prospering communities via catalytic developments
UEM Sunrise has played a leading role as Iskandar Puteri’s master developer, seeding catalytic developments to attract high-value industries and creating job opportunities within the region. wIskandar Puteri has been earmarked as the centre for investment, financial and business opportunities, supported by a comprehensive masterplan and state-of-the-art infrastructure. Contained within it are:
Kota Iskandar – The Johor government’s administrative centre with federal and state government offices
Puteri Harbour –An integrated waterfront development with a 13.5km coastline Southern Industrial and Logistics Clusters – A managed industrial park for “clean” industries, that is, advanced technology, health and nutrition, logistics and biotechnology
Afiat Healthpark –Ahub for modern, traditional and complementary medicine, healthcare and wellness

While crucial to the development of Iskandar Puteri as a city, UEM Sunrise regards these aspects as catalytic in realising its vision to go beyond merely building spaces but to build the community as well.
For the company, a community with a soul breathes activity. Therefore, by enabling an enviable high-quality living environment, renowned international schools, large green parks and differentiated amenities, the community in Iskandar Puteri is predicted to thrive.
Verdant greenery within a city
Inspired by the mangrove belt that lines the banks of the nearby Sungai Perepat, Estuari is a residential neighbourhood that spans 394 acres (159.4ha) and forms part of the prestigious Puteri Harbour enclave in Iskandar Puteri.
Setting the benchmark for upscale living in harmony with nature is Estuari Gardens, which comprises 350 units of landed homes. The double-storey superlinked houses in Estuari Gardens range from 2,708sq ft (251.6sq m) to 3,780sq ft (351.2sq m) and are arranged with exclusivity and privacy in mind.
To reduce unnecessary traffic outside of the homes, they are strategically separated from vehicular roads with the exception of pedestrian and cyclist pathways.
The circular arrangement of houses makes it easier for neighbours to interact and look after each other, creating a tightknit community.
Besides that, the scattering of themed gardens and vast landscaped areas shaded by the lush foliage of mature trees enhances the impression of living in a forest, allowing residents to live a more peaceful lifestyle.
To give residents peace of mind, Estuari Gardens is a gated community with multi-tiered security and safety designs. Components of these safety measures include card access at the main entrance, full perimeter fencing with CCTV, security guards, a visitor management system and a world-class wireless alarm system.
For sports enthusiasts, the planned Estuari Clubhouse will be a dream come true. To be built in collaboration with SUTL, the renowned operator of the One°15 Marina Club in Sentosa, Singapore, the clubhouse will boast six indoor badminton courts, three indoor and two outdoor tennis courts, two squash courts, two basketball courts, and an Olympic-size swimming pool, among other clubhouse facilities.
While living in harmony with nature is one of the foci of Estuari Gardens, UEM does not forget that its residents still need get back into the real world for work and nearby conveniences.
This nature-infused sanctuary is connected via the Iskandar Coastal Highway, East-West Link, Skudai Highway and Second Link Expressway, which leads to Singapore, providing easy travel and connectivity for residents.
Families need not worry about their children’s education as the proximity of Educity presents them with a variety of choices such as Marlborough College Malaysia, Raffles American School and University of Reading Malaysia, to name a few.
The upscale Puteri Harbour area and bustling Bukit Indah township can also be enjoyed by all, providing a different experience from the verdant sanctuary that is Estuari Gardens.
For residents who crave fun aside from nature, a multitude of entertainment options is available, including Legoland Malaysia, Sanrio Hello Kitty Town, Horizon Hills Golf & Country Club, Marina Walk at Puteri Harbour, Mall of Medini and the Puteri Harbour International Ferry Terminal.
