Recreational land in builder’s hands
Site to be converted for high-tech industries
SHAH ALAM: A parcel of recreational land in Puchong has been alienated to a private developer by the state government for only about half the value of the land.
Government documents made available to The Star revealed that the state executive council agreed to alienate the 3.65ha plot of recreational land in Bandar Bukit Puchong in November last year.
The site is to be converted to industrial land where only high-technology industries would be permitted to operate, according to the documents.
In return, the developer – Bukit Hitam Development Sdn Bhd (BHDSB) – would have to contribute RM25mil to the development of a sports complex on a 2.43ha site next to the industrial land.
BHDSB will also have to hand over 0.73ha of land to SJK(C) Sin Ming, which is about 3km from the Bandar Bukit Puchong site.
The developer will also have to place aRM 10mil bond with the Subang Jaya Municipal Council before commencing the project.
Seri Serdang assemblyman Datuk Satim Diman, whose constituency includes Bandar Bukit Puchong, said it was inappropriate to have a hightechnology industrial area there because it would be next to a dense residential population.
“It will cause pollution. The residents won’t feel comfortable living there,” he said.
He said the entire area should be maintained as a recreational zone for the benefit of residents.
Satim also questioned the value of returns given by the developer for the 3.65ha of land, saying RM25mil was below market value.
He claimed that industrial land in the area could fetch up to RM120 per square foot, which meant that the 3.65ha could be worth about RM47mil.
When contacted, state executive councillor Teresa Kok said she would respond by tomorrow.
