Idyllic setting maximises its poolside entertainment

- By Jo Ferris

With a subtle Mediterranean theme and solid block construction, this property was built for its waterfront position. A couple of pocket bays on this Maungatapu peninsular give residents a distinct sense of seclusion – almost lost in their own world. It has a lake frontage hint - though the view actually stretches across Welcome Bay’s waters to housing and hills beyond.

This property is one of just seven lining the waterfront in this particular pocket. Sitting near the end of a cul-de-sac, it enjoys the added feature of bush draping the hillside as the road ends. It’s a tight-knit enclave with an elite sense of belonging – the reserve and water seems like a personal element of this neighbourhood.

The Mediterranean theme flows from design and build to decor. With the benefit of plastered block construction, its lines blend curves and parapet walls with high-pitched roofing. The theme continues inside with terracotta tiled flooring in utility areas, while white tiles in both bathrooms are splashed with ocean hues to offer glimpses of Greece. The swimming pool is a key feature. The house wraps around the pool with tiles, decking and rooms that open outside wherever possible. This includes the family bathroom; where frosted doors give privacy, while allowing quick access to and from the pool. It’s dream entertaining – the outdoor flow enhancing the ‘when-and-where’ appeal of dining; particularly the circular alfresco nook. This links neatly to the kitchen via a cosy bar nook that make serving outdoors a breeze. The flow into dining and family life next door maintains the outdoor thread, before moving down to the bedroom wing. The gallery passage extends the outdoor flow from these rooms, so that no part of the home is left out of the invitation to enjoy the pool and its surrounds. The master suite relishes its own personal space - upstairs with a grandstand outlook from the bedroom, plus a private balcony to soak in the sun. Other features to note include a laundry off the kitchen, with handy access to a herb garden; plus a workbench and solid storage area walled off within the garage.

Lush gardens embrace the house front and rear to embellish its ambience. Fenced to include the waterfront view as part of this setting, the garden opens on to the reserve. Launch kayaks down by the water and paddle around Welcome Bay. Enjoy the esplanade walk as a daily routine. When you do feel the need to join mainstream, the Maungatapu roundabout is up the road to connect with Tauranga, the Mount and along to the new centre at The Crossing. It’s an idyllic spot – out of sight and mind from city life; yet within handy reach of business and leisure.
