Chic finish and clever ideas provide inviting outdoor flow

- By Jo Ferris

Infused with stylish treatments and a private outdoor snug with a difference, this home highlights why size doesn’t count. The site supports the move towards smaller sections, while still giving privacy and inviting settings. This sits in part of The Lakes’ more recent pockets, where dedicated housing has been developed in line with the approach for smaller sections. Taffe Crescent is a loop road, with a connecting link to Kennedy Road. This gives the home the double advantage of easy access to both Pyes Pa Road and the main Lakes’ thoroughfare down to Tauranga Crossing and the expressway into Tauranga CBD. Built in 2020, the house is modern through and through – low maintenance with brick construction and the garden neatly landscaped; also easy care. The street impression is an open invitation, with off-street parking and smart fencing giving the first indication that this property has a lot to offer.

The side and backyard areas are fully fenced to provide safety for youngsters and the dog. The best feature is the outdoor snug that extends living outside to a sheltered, sun-drenched patio. It’s a modern twist on a sun room in many ways. Clear roofing overhead lets natural light and sun stream down on this patio; while carefully-positioned, clear-panel screening offers further protection either end. The owner has created a charming corner to snuggle up outside – any time of the year. Stone corners give room for the barbecue, while fencing offers a backdrop for artwork and potted colour. Clever mirror placement enhances the illusion of space. It’s a smart extension of the home – the ‘second’ living area.

Inside, the décor is fresh and clean – white the dominant backdrop and subtle accents instilled with the marbled effect of tiling. This features on flooring in the kitchen and in both bathrooms, together with floorto-ceiling walls in the ensuite shower and around the bath in the main bathroom. Clean finish with the kitchen continues the theme for understated simplicity. Fullheight cabinetry features on one wall, while the rest of the kitchen is all bench height – another feature, which eliminates the clutter of over-head units and enhances the sense of space around the benches – all finished with engineered stone. There’s also the standard, bar-stool invitation and the design is open plan to maximise space and easy movement.

Complete with security alarm and cameras, this home caters for lockand-leave. Given the parking space a campervan, together with an easy-care section, it’s a tempting thought. But for an inviting lifestyle – this is near the network of trails around The Lakes, and handy to the local stores and café. On the other side, it’s not far to Pyes Pa shops and of course, there are the big attractions at Tauranga Crossing.
