Spacious entertainment near the beach and Papamoa’s vibe

- By Jo Ferris

As Papamoa’s first estate of substance, Royal Palm Beach introduced a new level of housing; styles which elevated the area’s status and changed it forever. Papamoa has come a long way since then – yet Palm Beach has remained a sought-after area. Location is key for one thing. The beach is nearby, the main business hub is also handy and Papamoa’s waterway trails are an invitation to either stroll or cycle along this nature corridor. This home enjoys the best of all that Royal Palm Beach has to offer. Sitting back from Papamoa’s main road, it is close enough to a path in this culde-sac that gives access to the road and down to the beach through the dunes. It’s also near the waterway trails – so each day’s recreation simply depends on the weather and the mood. Sitting on a corner site, this home enjoys a greater sense of space – on top of a generous site that spans around 710 square metres. The design and weatherboard façade instils a hint of American colonial styling on this two-level house. It’s spacious and designed around the sun. Four bedrooms and two bathrooms sit upstairs, while a third bathroom downstairs enhances family convenience. A separate office downstairs gives privacy for the paperwork, while generous living areas provide separate places to relax and entertain. The sunroom ambience in the café corner of this home is one of the nicest places to enjoy a morning coffee. Smart design with the kitchen places it squarely in the centre of life within the family hub as well. An L-shaped barstool counter is a natural drawcard for casual chatter – but its link with the café corner and family room is a big feature. Formal dining sits next door – separate, but well connected at the same time. It slips outside to a personal patio for alternative alfresco dining during the day and flows into the living room for quiet relaxation after dinner in the evening – away from family in the other room. Outdoor areas in this home follow the sun – the largest zone being linked closely with the family hub and garden. Upstairs doesn’t miss out on the sun either. A balcony gives a grandstand outlook for two bedrooms to bask in the sun. The garden ambience matches the exotic touch of the Seychelles. Palms sway in the breeze to enhance the lifestyle and appeal of this location. Side parking for the motorhome is another bonus of a large site; and there’s good off-street areas for visitors as well. Everything here focuses on size, scale and location – the heart of Papamoa, near the beach, entertainment and boutique cuisine.
