The joy of a lush fringe of trees really sets off the street appeal and outdoor aesthetic here. Built in 2011, this beach home not only makes the most of its northerly aspect, it has the added benefit of sub-tropical scenery. Swaying palms have the height to enhance the sunny outlook along the front part of this home’s balcony. It’s a lovely green screen; the backdrop of outdoor living. The owners extended this feature downstairs, by planting their own green ribbon of pongas. A garden that a downstairs bedroom and the second lounge have personal enjoyment of.

The big bonus of separate living areas on each floor instils two distinctive personalities to each level. Contemporary aesthetics employ a strong approach, with subtle industrial accents that blend concrete and steel with the natural warmth of timber. Stackbonded blockwork remains in its natural form in various places – inside and out. It complements the contemporary lines that make this house such a bold statement.

Block walls feature downstairs – from the garage and foyer, lounge and one bedroom, through to the laundry. Bare block walls upstairs have been lovingly chosen to provide a strong foundation for the main focus on the high-raked ceilings and flooring, which feature the rich warmth timber.

This upper level is flooded in natural light, thanks to the higher band of glazing above stacker doors and picture windows. The smart use of a slatted overhang along the balcony filters sunlight, which creates an effective connection inside and out. The sense of space is immense, thanks to the openplan design, high ceilings and smart use of natural light. The designer kitchen is centre stage and a natural drawcard for barstool gathering. Its clean, white lines and contemporary finish are the perfect contrast to the more industrial tone elsewhere.

Smart design includes clever alcoves along from the kitchen, which provide distinct purposes for study work, useful storage and provision for a lift. This is a modern-thinking home. A living area that’s all open-plan, yet still allowing independent corners and spaces that connect well for family life. While attention focuses on outdoor flow into the sun, there is gas-fire comfort for those chilly months and a heat pump as well.

Good thought continues in utility areas, with heated floors in the master ensuite upstairs and the third bathroom downstairs. The laundry chute is one of those small, yet gratifying features that simplify life as well. Attention to detail boasts an extensive list of features and chattels – including whiteware. Some furniture may also be included by negotiation.

The other big feature to note here, is the back yard. It’s huge. This is a full site that runs from Barbara Avenue, with the house cleverly built at the front of the section to help any future plans. Room for a pool perhaps? Definitely a short walk to town and the beach – brilliant.
