Thornton Bay beachfront offers potential with advantages

- By Jo Ferris

Anything with a one-dollar auction reserve on the headline is bound to catch attention. Learning this property is in the scenic serenity of Thornton Bay in Coromandel further whets the appetite. Talking with Harcourts’ marketing consultant and auctioneer Steven Bridson, it’s soon apparent there is far more here than meets the eye.

The slip that brought this beachfront property to the market hasn’t deterred the interest Steven has already fielded. Thornton Bay is a tightly-held area – thanks to its sheltered beach, safe swimming and brilliant outlook across the Firth of Thames to the Hunua Range. Sunsets are stunning – an aspect, that Steven says has helped the drive towards this western coastline. Its easy access to Hamilton and Auckland also makes light of the commute another benefit of this west coast prospect.

Looking more closely at the property, other factors give credence to this opportunity and what Steven refers to as the Kiwi number eight wire attitude. That has been supported by the number of calls he has received. As it stands, the property comprises a section around 809 square metres, DOC reserve land behind with a slip down through the section; a threebedroom home and two separate garages. These both sit towards the front of the section, the larger one right on the road front boundary. Steven says this has existing rights as to its position on the site. A big advantage. subject to demolition, which means there is potential to restore and renovate – subject to consent approval or remove. Landbanking is the initial opportunity here. Steven says there are no covenants but stresses due diligence is required when investigating future options.

He has a

LIM report and updates a live document on the property’s file as he continues to secure more information. This relates to relevant information on the land behind where the slip originated and what is planned ahead. He is continually asking questions of council, DOC and Waka Kotahi NZ Transport Agency to provide answers on his live document.

Living in the area himself, Steven says the lifestyle revolves around the serenity, beauty and recreation along this coastline. Thornton Bay’s sandy, all-tide swimming beach is right across the road – fishing, board paddling and boating a daily pastime. Nearby is

Waiomu’s renowned kauri grove walk up into the bush. Thornton Bay is just 8kms from Thames and it’s 115kms to either Hamilton or Auckland.

Auction is set for Saturday, October 28 at 1pm– no pre-sale offers – in Harcourts’ rooms at Thames. Given the interest already, including national exposure through Oneroof; Steven as the auctioneer - expects a packed crowd. $1 reserve and the promise of a sale? Subsequent headlines will be interesting to read.
