Bare land, full site, metres from Whangamata’s ocean beach

Bare sections close to the beach are rare in Whangamata – let alone one that provides over 800 square metres of land. What makes this particular section so intriguing is that it has never been resold since being subdivided back in 1969 – or built on.

Dale Sholson of Bayleys says no homes have ever been constructe­d on this site.

The road is Barrowclou­gh – the culde-sac section that fronts the ocean beach. Number 102 is three back from the sand and sea. It’s more sheltered than absolute beachfront, yet it’s mere metres away.

That’s just the first benefit of this untouched site, however. Ocean Sports Club and wharf are around the corner, and the foreshore stroll down to the marina makes a nice change from the beach. Town is a pleasant walk for the morning latte after a surf. True to Whangamata’s lifestyle and holiday image of surf, sun and sand; mountain biking, paddle boarding and generally chilling out - life here really is a beach.

So, what to do with the section? Gordon Mcgregor says it’s ready and waiting for that dream home. “Clever planning and constructi­on could achieve fantastic views of the beach. Do it once, do it right.”

The other option is to consider the possibilit­y of subdividin­g, perhaps? Neighbouri­ng properties either side show that subdivisio­n has set a precedent and Dale says there is potential for that here. Landbank first, then take time to decide the best option. A family investment might also bring shared ownership into the equation – which, in turn poses other options on what could be developed here.

However you look at it, Dale and Gordon hit the nail on the head; saying that when location is everything, this property is extremely strong.

It is interestin­g that this section has never had a home on it – not even a typical kiwi bach – given it was first subdivided back in 1969. The only reason the section is now on the market is due to it being part of a deceased estate.

102 Barrowclou­gh will be going to auction at the end of this month. Open days are being held each Saturday. Standing on site - savouring the fresh smell of the ocean, listening to the waves and seeing the sand so close – will be inspiratio­n enough to dream of living here and living the dream.
