Full site open to developmen­t, cute beach pad to enjoy now

Feel-good, cute – and a pointer for the future – this property is a stepping stone to its next stage; looking at the wide-open space that’s evident on first impression. Or, you could simply love the existing cottage as is, and relive Whangamata’s classic holiday vibe from days gone by.

This is Rangi Avenue – sought after – and well positioned at the quieter end of Whangamata. A block back from the beach and an easy stroll down the road to the popular beach store and takeaway. The estuary is also handy offering alternativ­e options for water recreation. Either surfing the waves at the beach, or paddling quiet waters upstream; this property has everything on the doorstep.

It is a full site at around 809 square metres and comes with a bit of history. Ray White’s Andrew Mcgee says these owners removed the original two-storey house to create what’s here now.

Could it be retained to add value to a new home? Could it be incorporat­ed into a new home? Anything is possible. Fully insulated and double glazed, the cottage is built to modern day standards and has a Code Compliance Certificat­e from 2018. Outside is just as tidy – an open deck off sliding doors, carport and sealed parking.

A shed behind the cottage provides storage for the boards and bikes. Another shed sits in the far corner, opposite raised beds for herbs and veges. With that picture fully painted – there’s only one thing missing. Eyes can’t help but draw to the black cabin in one corner. It must be noted; this could be sold separately. Which is why Andrew suggests getting in quickly with an offer.
