Gracious villa

-

An abundance of character, charm and European influence is the best way to describe this gorgeous villa situated in a quiet tree lined avenue, 2 Kaweka Place, Havelock North.

I have to admit, I have a soft spot for a villa because of the history behind the build - it intrigues me. Built in approx. 1903, it is so nice to see this home has been preserved with so much of its original character.

Set back from the road, the structured formal garden could easily be French inspired. The clipped hedges, star jasmin and standard iceberg roses are the perfect choice to frame this delightful villa. Opening the front door you are greeted by an elegant wide hallway. There are two generous bedrooms on either side of the hall and both have annexes with their own outside entrances. The annexes could easily be used as an office or a dressing room or you could renovate and make them into individual ensuites. The soft colour palate, luxurious drapes, and quaint French doors out onto the front verandah just add to the charm. There is also a third bedroom with beautiful casement windows and ample space for family or visitors.

Usually villas can be dark, but the clever use of an antique skylight, a light colour palate on the walls (with the exception of a feature wall) and opening up some of the central wall space has made this house light and airy.

There is a formal lounge with a wood burner incorporated into what would have been an original fireplace, the wooden fire surround is stunning. There are French doors leading out to a wonderful patio area, perfect for your outdoor couch and a cool drink!

The dining room has been painted a rich cream and you would easily enjoy spending hours entertaining in this room. The French doors out to the garden, an added bonus and just perfect for summer and the overflow of guests.

The bespoke kitchen is a perfect fit for this home. It has all the modem appliances you would expect but still has been tastefully renovated over the years in keeping with the era of home. The rich rimu benches and cabinetry and antique kauri pantry add warmth to this already sunny kitchen. There is a Belling stove with gas hobs and an electric oven and the family dining area has beautiful native timber flooring. From the kitchen window you can watch the children and pets play in a safe and secure, fully fenced grassed and landscaped back garden. The family bathroom is spacious with a claw bath, tiled floor, vanity and W/C and the laundry also has a shower W/C and vanity, and so having extra guests will be a breeze.

This property has numerous private patio areas, it is perfect for entertaining or relaxing as a family outside. I was drawn to a paved area that had the circumference planted in fig trees. This must be a glorious place to take in the balmy Hawke’s Bay summer evenings, imagine not even having to leave your seat to pick a fresh juicy fig!

This home is beautifully presented inside and out. The roof has been totally replaced and the exterior has been newly painted, stripped right back to the boards and the colour choice accentuates the intricate wooden facades and lacework. The garden is easy care, apart from a bit of trimming with your shears. It is a no fuss garden and has been planted with a lot of buxus that adds a real structural feel and style to the property. This property is one out of the box, it has been well maintained and cared for and is ready for a new family to move in. Nothing needs to be done, just bring yourselves, furniture and Ginger the cat … there’s even a special door for him!
