LET’S GET TROPICAL

This light-filled house has all the attributes of an ultra-modern home while maintainin­g a character feel, writes LEIGH BRAMWELL

The cherry trees which lined the long driveway were all in bloom when Vinka and David Clemmett came to see this house at 67 Point Wells Rd, so it was no surprise that they fell in love with it.

But the cherry blossoms weren’t the only thing that attracted them. Vinka can rattle off a long list of the property’s attributes — its light, modern interior, the all-day sun, the decks, the indoor-outdoor flow, the flat lawn and tropical gardens, and the beautiful feeling that the house is embracing you when you walk inside.

Clad in white weatherboa­rd with an iron roof, the contempora­ry Queensland­er offers all the attributes of an ultra-modern home while maintainin­g a classic look. The interior follows the same theme with solid American oak flooring juxtaposed against crisp white weatherboa­rd panelling on the floors and ceilings.

The open-plan living area provides indoor-outdoor flow with large stackers flooding the area with light. The contempora­ry kitchen is smart in black and white with a marbled splashback and a feature stainless steel island bench. It opens to an east facing courtyard perfect for alfresco breakfasts.

Vinka especially likes the large, walk-in scullery which she and David created from what was originally just a little room behind the kitchen.

“It only had a few shelves, so we converted it to a butler’s pantry with a dishdrawer, a butler’s sink, Smeg fridge and instant boiling water tap. We never have to boil the jug.”

Alongside the kitchen is a formal dining setting and then a relaxed lounge, which opens to broad decks that step down to the lawn.

There is ample accommodat­ion here for extended family and guests, with the main house containing three bedrooms, each opening to a central courtyard, and a second lounge which can be used as a fourth bedroom or home office with its own access to a deck.

In a separate building is a large, private studio with en suite that opens via French doors to a paved area beneath a covered pergola.

“We built the pergola to blend the studio with the main house,” Vinka says.

The studio has internal access to the free-standing three-bay garage with its ample concrete parking for a boat, camper or trailer.

There’s also a 10sq metre cabin on the property, which means it offers six bedrooms in all. “You need space when you have a beach property because people are always coming to stay,” Vinka says. “It makes this a great party house.”

Vinka and David have loved the location close to shops, wineries, Matakana Village and Omaha Beach, all under an hour from Auckland.
