Grey Lynn villa undergoes stunning transformation

- writes SANDRA GOODWIN.

An ugly duckling no more, this luxurious home just three doors up from Grey Lynn Park has been elevated in more ways than one.

“It was a shocker when the current owners bought it, one of those very run-down villas,” says Ray White agent Cristina Casares. ”But it’s gone through an absolutely incredible transformation, with no expense spared, to be one of the most beautiful houses I’ve seen in Grey Lynn.”

Its owners meticulously restored and massively extended it, intending it to be their own family home. However, its new incarnation hasn’t been lived in yet seeing they’re now moving onto another project.

As well as being elevated into a residence combining heritage accents, sophistication and easy, high-end family functionality, the original villa portion has literally been elevated allowing for four-car internal-access garaging fronted by one off-street parking spot.

“That sort of onsite parking is practically unheard of in Grey Lynn and is just one of many examples of how so much thought and effort has gone into this property,” Cristina says.

“This brilliant location on a quiet street so close to Grey Lynn Park justifies all that effort. You can cut through the park to walk up to Ponsonby Road or walk only a few minutes to Grey Lynn’s shops.”

The original early 1900s villa’s lines in evidence at the fore of the property create timeless street appeal, benefiting from total rejuvenation. The home features all new timber joinery with double glazing, a new roof, new internal walls and something like 98% new exterior weatherboards.

It has ducted air conditioning and full ceiling, wall and underfloor insulation. The 365sqm home on 429sqm grounds is two-storey to begin with, extending upwards further back.

Beautiful European oak floors are introduced in the entry level’s hallway, initially flanked by three bedrooms with European shutters. A family bathroom showcasing a stone bath neighbours a powder room.

“I love this layout’s ‘living hub’. You’ve got a fantastic expanse arranged around three sides of a big courtyard with an outdoor fireplace,” Cristina says.

“It all flows wonderfully, including out to the courtyard and rear grounds, yet there’s a separation of spaces.”

The first living area neighbours the gourmet kitchen with butlers’ pantry harbouring a dishwasher and sink.

The owners chose innovative stone veneer kitchen door panels imported from Germany after seeing them in a top-end showroom. The svelte kitchen with Miele side-by-side ovens has a Schweigen silent rangehood integrated into the ceiling above the Dekton benchtop.

“It was a shocker when the current owners bought it, one of those very run-down villas.”

The dining area links to the second lounge with gas fireplace, able to admire the night-lit rear heated swimming pool and level lawn or use the remote to close electric blinds gracing living areas.

A staircase sided with open vertical timber slats ascends to the retreat-like master suite with lounge area, gas fireplace, views over neighbouring rooftops, walk-through wardrobe and ensuite.

As well as the carpeted quadruple garage, the lower level contains a laundry, workshop space and an ensuited fifth bedroom with walk-in wardrobe and its own entrance ideal for an au pair, guests or a teenager.
