New home, kiwifruit – and potential to expand

- By C Scott www.propertybrokers.co.nz/ TZR100684

High on the list of anyone looking for a lifestyle property is the icing on the cake – a good income to go with it.

And that’s exactly what you’ll have when you own this kiwifruit orchard and new home, with 5ha of pasture at 809 Pikowai Rd, Whakatane

Offering a brilliant rural lifestyle for a family, the 8.26ha property enjoys a solid income from 2.05 ca/ha of Hayward kiwifruit. Approximately1.55ha of the kiwifruit is mature and producing well, with the remaining 0.5 ready for first pick this year. A further 0.42ha is plantable, and currently has 0.26 ca/ha of Bruno rootstock

Last year the orchard produced 11,420 trays per ca/ha of Taste Zespri Grade (TZG) 0.81 for an Orchard Gate Return (OGR) of $75,000 per ca/ha. The previous year’s production totalled 12,715 trays per ca/ha for OGR of $88,638 per ca/ha. The vines grow on good Ag Beam structures and the proceeds of the 2022 kiwifruit crop are included in the deal. On the property’s grazing land, the present owners winter 14 Wiltshire ewes and two steers for easy-care farming. New owners would be able to graze a couple of horses or put the land to whatever use they wish. The property sits at just 125m above sea level and enjoys a beneficial micro climate.

The home was completed last year and is a Keith Hay design of 140sqm with a large and sunny north-facing deck. It has three bedrooms and two bathrooms, including a master bedroom ensuite, as well as two lounges. Brett Ashworth of Property Brokers who is marketing this attractive block, says the home sits on an elevated site with excellent, soul-soothing rural views.

This property lacks nothing in the way of infrastructure, and buildings include an as-new 3 bay implement shed with power and concrete floor, a small steel cattle yard and a basic transportable cabin for handy extra accommodation. An 84sqm Totalspan span shed was constructed in 2019 and has four bays, three of which are enclosed and lockable. There is one carport bay, with concrete floor and power installed. Water comes from your own bore.

Brett says the property offers great potential for increased production. This is the entry level kiwifruit lifestyle everybody has been looking for,” he adds.

The Pikowai area is a lovely place to live and fishing enthusiasts will particularly like the fact that it is just minutes from one of the finest fishing beaches in the Bay of Plenty. Whakatane, the gateway to the glorious East Coast, is just 40kms away, while it’s an easy hour and a half’s drive to Tauranga, and an hour and five minutes to Rotorua.
