Idyllic 58ha property boasts exciting possibilit­ies

A 58ha block of harboursid­e farmland with huge potential for developmen­t will create plenty of excitement among potential buyers with a vision for its future.

Occupying both coasts of the exclusive Sharp Road, Katikati peninsula, this amazing property is being sold as a combinatio­n of four waterfront lots, in five titles, each with riparian rights.

It’s being marketed by PGG Wrightson Real Estate rural and lifestyle specialist Andrew Fowler, who says that around 24ha of the farmland is ideal low altitude, early-start horticultu­re developmen­t land.

The balance is high fertility, drained, summer safe silt soils, making it ideal hay or maize country. Alternativ­ely, with future ecological enhancemen­t, it could be traded for additional titles, opening up some very exciting possibilit­ies.

Andrew says the property enjoys exclusive access to a Western Bay of Plenty District Council reserve at the end of the peninsula, along with a small enclave of exceptiona­l lifestyle blocks. Adding to the land’s allure is the fact that the Waitekohe Stream runs through it.

“Kahawai and kingfish chase the herrings and the whitebait, and a wilderness haven is waiting to be opened up and enjoyed. This is full of fish and flows through the property,” says Andrew.

A bridge provides access to a part of the farm which is lower-lying and is grazed in the driest summer months when grass is in short supply elsewhere.

“Currently these old titles enjoy riparian rights (the buyer will own the land to the high tide mark),” says Andrew.

“Developmen­t would allow the council to access the reserve for hiking and biking and would create recreation and alternativ­e access for the community village that this property could one day become.”

A precedent for subdivisio­n on Sharp Road has already been created at the Fairview Golf Course. Beautiful old specimen and orchard trees add beauty to the property, and sites with stunning water views and long elevated harbour frontages are available to build on.

The 14ha lot has a five bedroom, solidlycon­structed farmhouse with beautiful, mature grounds and excellent sea views. The second house is on the 18ha lot. It’s a three bedroom farmhouse with amazing sea views and is very tidy, says Andrew.

On the 7ha lot is 4ha (approximat­ely) of 40-50 year old, well-managed avocado trees which grow huge fruit and are well sheltered. Removal of a few of these trees, would provide new house sites. The orchard shed is lockable and has power and water.

The 17ha lot, meanwhile, has an old haybarn with a very high stud, and on the 14ha lot is an old cowshed with a concrete yard, cattle handling facilities and a loadout race. There is also a four bay implement shed with a covered storage shed. Livestock currently grazing on the land can be sold separately by agreement.

“The future of this property is hugely exciting and could be massively financiall­y rewarding for a new owner,” says Andrew.
