James looked as if he was going to match Parker’s effort, but was out for 83 in the 43rd over, with the score at 183-7.
Spinner Harry Wenham took 3-26 and Brad Fulton grabbed two late wickets for 2-37 and Freyberg sensed victory.
But Rowe played a cool hand to score 25 not out from 37 balls and get United home to 230-9 with two balls to spare.
Marist tipped over competition leaders Old Boys by nine runs, despite five wickets from a returning Duan White.
Chasing Marist’s 202, Old Boys had a massive collapse, going from 115-1 to 193 all out.
Marist’s total was built by 29 from opener Jamie Connell, 37 from Tariq Dar and 35 from Nic Carter, before they were all out in the final over.
Seamer Duan White, back from Australia, took 5-37 from 8.3 overs and paceman Stu Glendinning took 3-26.
Old Boys were then sitting pretty with Robbie Laird and Brynn Cleaver at the crease with the score at 115-1. But Cleaver was out for 51 and Laird for 57 and things started to go wrong.
The low and slow wicket got harder to bat on as the day went on and Marist bowler Connor Morriss took 4-31.
Old Boys were still in the game needing 30 runs from six overs, but four ducks didn’t help the cause and they were all out for 193 with three balls remaining.
Bryce Grant scored 27. Dar took two wickets with his off spin.
