Quality West Otago sheepandbeef unit

-

SITUATED on Moa Flat Rd in West Otago, which is renowned for quality stock-breeding and -finishing.

A genuine stock property with two good homes: The main is a well-appointed homestead built in 2012, containing four bedrooms, master with ensuite, open-plan kitchen/dining and family room, separate lounge, office with attached double garage, and built well for the sun, with expansive rural views.

The property also has the original four-bedroom home with spacious open-plan living. The kitchen and living rooms plus bathroom have been renovated. Double garage is also provided, set in well-sheltered situation.

Complementing the farm is a good range of farm buildings, consisting of a three-stand raised-board woolshed and covered yards, cattleyards, two sets of sheepyards, four-bay implement shed (one-bay lock-up workshop), haybarn, and a lamb-rearing unit located in a large tunnelhouse.

The farm is well subdivided into 55 main paddocks by permanent fencing and two sets of lanes. Stock water is provided by the Moa Flat water scheme (18 units), reticulated to troughs. Crops in 2019 include 45ha of swedes, 15ha rape, 60ha oats for baleage, and 40ha of new grass sown annually, balance of permanent pasture with some gully and plenty of scope.

Stock to be wintered this year are 1700 breeding ewes, 650 ewe hoggets, 280 adult cattle.

For the keen duckshooters, the property has two very good ponds with good access.

Fertiliser and soil tests are available in the Information Memorandum, which is available, as is an inspection, by contacting the sole agents: PGG Wrightson Real Estate. Dave Hardy: 0275-332-770.
