Extra focus on warmth, 2018 new build, space and style

- By Jo Ferris

When looking to build this home, the owners chose Idea Architecture to design the house and award winner Harwood Homes was selected to bring it to life. Recognised as a multiaward winner in Registered Master Builders House of the Year for the last 20 years, this company’s eye for finish is well regarded.

The house was finished in 2018 so it incorporates all the requirements of double glazing but goes beyond with above-standard insulation and sound proofing and has efficient radiator heating, heated by a condensating gas boiler so you never run out of hot water, which runs on a fully programmable system. Backing that is a DVS with solar gain to reclaim heat in the roof to reduce heating costs and summer vent for cooling in the heat of summer, as well as a modern woodburner for that cosy winter ambience.

Sitting in a charming tree-lined street in Glenholme, this is a prized location. Close to the city, mountain biking, and natural attractions; this property invites walking and cycling as part of its lifestyle. Generous at around 271 square metres, the house incorporates two wings - comprising four bedrooms and a large office to boot. Given the increased searches for more bedrooms in order to work from home; this house fits the bill beautifully, while still offering ample room for family and guests.

Open-plan living is spacious and focused on outdoor flow with 3 deck areas. The look is chic and understated – with an emphasis on unassuming finish. The décor is toneon-tone softness, neutral threads forming the backdrop, with rustic woodgrain flooring in the family hub. It’s practical and aesthetic – a touch of nature, which follows today’s trend for functional living spaces. While the design is open plan, 100% wool carpeting in the lounge precinct instils a sense of separation and brings a cosy touch to this area. The real emphasis is on the outdoor flow.

Wrap-around decking slips out from the family hub which means the house captures the sun all day in winter and has multiple spaces to enjoy the sun or shade in summer. Thanks to the clever cantilevered design, stacker sliding doors slip back to create a seamless indoor/ outdoor flow. This is matched by an equally clever way the deck takes that corner cantilever and runs a series of steps down into the garden. The playground lawn gives room for kids and pets to play, while raised boxed gardens provide an easy-care fringe along fence lines. A 20 square metre garden shed, complete with workbench and power, is a bonus.

A designer kitchen, complete with engineered stone benches and scullery will please cooks, while the chic bathroom finish is highlighted with full tiling in both bathrooms and walkin showers. Add a well-appointed, separate laundry, added storage, carpeted garage, tech-savvy features and attention to detail everywhere; this home is a winner and already drawing attention for discerning buyers.
