Like new, private family home on Kawaha Point

- By Jo Ferris

The address says it all. Kawaha Point Road. Just a mention of the name gives the first indication that this home sits in the sought-after neighbourhood of Kawaha Point. Not only is this a high-value area, it’s also close to several Rotorua key attractions. The lake aside, this home is near the Skyline gondolas and luge, the awardwinning canopy tours and zipline, Skyswing and the ZORB. Living here makes things easy for families to get out and enjoy all the recreation; or host cousins and friends when they come to Rotorua in the holidays, ready for some fun and entertainment.

Tucked on a rear site – with its own driveway – this modern home is designed around the sun and outdoor flow. Open-planning living maximises space and keeps conversation and entertaining alive. The theme is contemporary. A soft, natural backdrop and earthy accents with the timber-look flooring in the kitchen and bathrooms, blending with muted carpet elsewhere. The white kitchen is on trend – cleverly given a point of difference with the detail on cabinetry. The compulsory bar-stool island is a natural drawcard, while also making movement easy in and around from the fridge to the sink and dishwasher. From here, life flows to the dining setting and into the lounge for screen time. Double ranchsliders slip outside to a flat deck – devoid of balustrades for a nice seamless link with the garden and trees in the corner. Partly sheltered overhead with veranda roofing, glass insets infuse a conservatory ambience, while also shedding in more natural light.

Three bedrooms and two bathrooms meet family needs; privacy for the parents and plenty of cosmetic storage in the family bathroom for the kids. Presented beautifully as new, the home is well insulated and double glazed – very important with winter around the corner. There is also a heat pump in the lounge.

Ownership of the fully sealed driveway is a big feature of this property – especially for the kids. Whether on scooters or bikes, it is like having a private skate park at home. The section is fully fenced and gated; another aspect, which gives added security for the dogs and if there are toddlers running around outside. There’s good play space here. Ample room off the garage for the boat or motorhome as well. Just about the only thing needed here perhaps, is a hoop stand for basketball practice or one-on-one contests. Other sport practice for weekend games is a short bike ride down the road to the Waikite Rugby and Sports Club.

Handy to Rotorua CBD on one side or the more boutique ambience of Ngongotaha on the other, Kawaha Point is centrally placed to enjoy the best of not just both worlds – but all worlds.
