Full site, modern character, thermal heating throughout

- By Jo Ferris

There’s nothing quite like having a private thermal pool to step down into and soak away the cares of the world. While probably the icing on the cake of this property, it’s by no means the only big feature. Thermal energy is also utilised throughout the home with thermally-heated radiators. Double glazing, a heat pump and DVS further enhance the warmth and healthy comfort here.

Mostly disguised from the street, thanks to a thick leafy fringe, this home nestles in the heart of Glenholme – near city links, recreation and local stores. It has a big heart and a big section to match. Yesterday’s character has been uplifted to today’s on-trend appeal, with a light décor and contemporary ambience. Additions by these owners provide even more room in what is a generous family home. Four bedrooms, two bathrooms and two spacious living areas. The family hub is mainly open plan – a huge area where the kitchen links with a dining corner large enough for a big table setting and inviting sofa zone. The second lounge enjoys its own space, but is closely linked with the family hub. Streamed with natural light, moods differ only in the way each area connects with the outside.

The media lounge looks out through a leafy ambience to the street. The family hub shares a similar outlook, via French doors that open out to a deck and garden corner that is protected from the street view, thanks to hedging. The main link outdoors however, is an intimate connection with the secluded back yard.

This is a key feature of the home. Two sets of French doors open out to verandah decking before stepping down to a paved patio and full sun. The home’s design allows an L-shape deck that frames the patio below. Sheltered on one wing, the deck wraps around to the family wing and a wider, sunny corner – decking built around a tree for some filtered shade in summer.

This rear entertainment courtyard is a lovely feature of the property - particularly with this large site. Lawns extend out to offer ample playground room for the kids and dog. There’s a couple of cottage sheds, together with a dedicated corner for the herbs and veges.

Everything about this home and garden is an instant drawcard. The thermal pool has to be a major invitation, however. Sitting in its own childproof room as a private escape, it’s the ultimate luxury to soothe the soul and the muscles.

The local takeaways and St Andrews shops are a short walk down the road from here. It’s handy to golf, tennis, stadium and schooling. With quick access to main city links, this is an ideal location for a family with an active lifestyle and thirst for entertainment.
