Living in the heart of Rotorua means living within walking distance of cafes and restaurants; recreation and shopping. Living in the heart of life can also be busy. Here, however, this home is lost in its own world – a spacious one at that.

Being tucked down the end of a long drive, it hides completely from street view. The full site is the second feature that stands out immediately. Enough room with a playground lawn for backyard cricket and mature trees for

shade for spectators.

Other first impressions showcase a home with traditional character – one that would have stood out when first built in this street. It’s a sought-after area – and the advantage of this large site bodes well for the future.

The home is spacious – with four bedrooms and three bathrooms.

Two – including the ensuite master

– sit downstairs, along with a second bathroom. The other two bedrooms are upstairs and share a third bathroom. These offer a nice outlook around the neighbourhood. A landing provides shared space for kids to play. Alternatively, set it up with couches as a lounge snug, if this floor is destined to be a private guest zone.

This is a grand home to entertain in. Smart design puts the kitchen in between two distinct areas. Dining options can be personalised to meet family needs and more formal occasions. One side is the family zone, with French doors that slip out into the sun on the barbecue deck. The other area links with the lounge. A bay window sets the mood for another dining setting, or a sunny café corner, perhaps? From there, living flows into the lounge, with its fireside cosiness. A wood burner has replaced the original fireplace, but the rimu mantel has remained to pay homage to this home’s character.

There are also two heat pumps – one in the master suite and one upstairs. Bedrooms are all spacious, but the master is particularly large. Ample room here for an armchair corner to relax and French doors opening outside to another corner of the home’s expansive garden. Parking is well catered for as well, with a separate double garage, plus considerable cobbled parking

alongside the house.

Filled with character and charm as it is now, having been renovated, there is still potential to take this property to the next level. It’s the space and potential that are key features to consider here. That, and the location, of course. Walk to local neighbourhood cafes and restaurants. Golf is nearby; the racecourse and sports fields are handy as well. And it’s a short drive to Rotorua’s main attractions and the town centre. Privacy and location - something to consider.
