Waterside with five titles and three homes – truly rare

- By Jo Ferris

Bayleys’ Beth Millard, Jacquie Bishop and Rebecca McMaster enjoyed several top-notch sales in 2023 – and 2024 looks like being another cracker. Known for selling some of the region’s landmark properties; this must surely rank among the best.

Fronting the Ohau Channel in Mourea, this property has seen four generations pass through over the years. Make that properties; plural. Boasting five titles and three dwellings; this is rare. It’s not simply the size and scale; it’s the potential.

Totalling 8,144 square metres (more or less); the main home covers two titles - just short of 5,700sqm. Next door, a cosy cottage sits on around 847sqm, while the third residence boasts two

titles around 1,600sqm.

As neighbours within their communal enclave, the one thing these homes share is the brilliant location. Bordering Lake Rotorua on Ohau Channel, the scenery is spectacular. With a boat ramp and jetty, life is all about launching the boat, fishing off the jetty, or paddling the kayaks up the channel into Lake Rotoiti and along to Okere store for coffee and brekky, or brunch and a craft beer.

Beth Millard says this property has an illustrious history.

“It embodies the essence of quintessential kiwi holiday lifestyle and could reach new heights in the lodge accommodation market or serve as the multi-family holiday getaway. The potential is truly remarkable.”

The shared recreational lifestyle is one thing. Individual personalities with the homes is another thing again – both in size and style. The largest home is styled around traditional character – around 260sqm, four bedrooms, two bathrooms and two living areas. The family hub focuses on a French provincial style kitchen and dining area – its bespoke design complete with a butler’s sink. Parquet flooring is the big feature in the large day room, while the lounge’s drawcard is its corner window seating. Cushioned and giving hints of a café chat area, it enhances the ambience in a room designed for quiet conversation.

Formality also features a traditional portico where cars can pull up in the circular driveway. Sprawling grounds enhance the space, while separate

garaging caters for vehicles, boats and workshop space.

The smallest home sits in the middle. A typically kiwi, more humble abode – sweet and simple is its calling card – and proud of it. Two bedrooms, one bathroom and a lounge include decks off the lounge and a bedroom.

The third home was built in the ‘30s. Three bedrooms – two with ensuites – and a family bathroom as well. With an office, separate dining room and the lounge with a wood burner; this home fronts the boat ramp.

Going to tender, the dream opportunity here would be to capture all three. But there is the opportunity to tender for individual titles. Either way – this unique property is sure to make national headlines when it sells.
