Newtown sun-trap proves popular

ASUNNY NEWTOWN home that divided into two two-bedroom flats has been auctioned for more than $320,000 above its rateable value. The property, at 24 Lawrence St, had a rateable value of $550,000 and sold for $871,000.

Built in the 1900s, the 149-square metre, single-level dwelling was on a 379sqm section with a garage.

Socheata Tep and Mike Robbers, of Harcourts, advertised it as the perfect family home or investment,

‘‘It was in one of Newtown’s best streets, quiet, and elevated for good sun,’’ Tep says.

‘‘It had the position and basic structure to become something very special.’’ A MORNINGTON home that epitomised the classic architectu­re of the 1960s has been auctioned for $175,000 above its rateable value.

The property, at 73 Farnham St, had a rateable value of $500,000 and sold for $675,000.

‘‘This four bedroom home had clean lines, interestin­g angles and wonderful views over Wellington,’’ Matt Thorn, of Harcourts, says.

‘‘The kitchen was a retro delight, the large main bedroom opened to a patio and the fourth bedroom, because it was downstairs, could have been an extra living room or work-from-home option.’’

The 150sqm dwelling was on a 607sqm section with trees and a garage. A TE ARO APARTMENT with a rateable value of $375,000 has been auctioned for $427,000.

The three-bedroom residence, at 195A Vivian St, was a superb rental investment opportunit­y, Jane Park, of Harcourts, says.

‘‘The central city location will always be a drawcard for potential tenants.’’

It was one of only eight apartments in the Victory House building, which was refitted in 2003. A FORMER showhome in Aotea has been auctioned for $160,000 above its rateable value. The property, at 15 Margaret Shields Ave, had a rateable value of $800,000 and sold for $960,000.

‘‘It was an as-new, low-maintenanc­e, single-level home with four bedrooms, a large open-plan entertaine­r’s kitchen/family area, separate formal lounge and study nook,’’ Marty Ritchie, of Harcourts, says.

He described the 213sqm dwelling as a stunning home that was highly specified and included indoor-outdoor flow to a private deck and a sunny, fenced, 703sqm section.

The property’s legal address was 7 John Burke Dr. A WAIKANAE home with a rateable value of $460,000 has been auctioned for $565,000.

The four-bedroom house, at 25 Belvedere Ave, was built in the 1970s on an 837sqm section.

Ray Marshall, of Harcourts, says the 270sqm dwelling offered space at an affordable price.

‘‘It was spacious and sunny, with a great backyard for kids, had a rumpus or TV room, and was only a short from Waikanae’s amenities and Kapanui School.

‘‘It was the ideal family home but easily could be set up to work from home.’’
