South coast views help seal the deal
AN ISLAND BAY home with stunning views and all-day sun has been auctioned for more than $120,000 above its rateable value.
The property, at 13 Dennis Way, had a rateable value of $810,000 and sold for $932,000.
‘‘This fabulous 240-square-metre home ticked a lot of boxes,’’ says Bobbie Meyer, of Harcourts, who marketed it with Justin Brown.
‘‘It had huge open-plan living spaces, an enormous modern kitchen, views that encompassed the Cook Strait and southern coast, and fantastic indoor-outdoor flow with multiple options for outdoor living.’’
The three-bedroom house was on a 732sqm section with a single garage and at least three off-street car parks. A NAENAE home that was ‘‘surplus to requirements’’ has been auctioned for less than half of its rateable value.
The property, at 2/103 Seddon St, had a rateable value of $425,000 and sold for $200,000.
‘‘Being surplus to requirements, it was an opportunity to purchase in one of the hottest suburbs in the Hutt Valley,’’ Karen Arnold, of Harcourts, says.
The 170sqm house was built in the 1990s, included four bedrooms and an internal-access garage, and had a half share in an 865sqm section.
‘‘It enjoyed good sun and privacy, and the vendor was highly motivated to sell,’’ Arnold says. A PORIRUA EAST home with a rateable value of $295,000 has been auctioned for $350,000.
The three-bedroom house, at 40B Champion St, was set back from the road and accessed from Windley St. 40B Champion St, Porirua East, sold for $350,000.
‘‘It was an amazing secret haven on a compact cross-lease section with a courtyard, carport and off-street parking,’’ Andy Cooling, of Harcourts, says.
Features included open-plan living with a woodburner, a modern kitchen and a sunny deck with fantastic bush views. A PARAPARAUMU home that was marketed to retirees and busy people has been auctioned for $141,000 above its rateable value.
The property, at 78 Guildford Drive, had a rateable value of $400,000 and sold for $541,000.
‘‘It was a spacious brick home with modern open-plan living and amazing light,’’ Lisa Hampton, of Harcourts, says.
‘‘It had three bedrooms, a large conservatory and a superb location for schooling, shops and easy access to the expressway.’’
The 175sqm dwelling was built in the 2000s on a 586sqm section in a sunny, quiet cul-de-sac of quality homes. A WAIKANAE home that dated to the 1970s has been auctioned for more than $200,000 above its rateable value.
The property, at 12 Oriwa St, had a rateable value of $340,000 and sold for $555,000.
‘‘It was a super-warm three-bedroom brick-and-tile home with a modern kitchen and bathroom, a conservatory and a large, sunny deck,’’ Sue Ayton, of Harcourts, says.
The 110sqm dwelling was on an 827sqm section, with fruit trees, that was close to a school, kindergarten, swimming pool, park and village. 78 Guilford Drive, Paraparaumu, sold for $541,000.
