AMOUNT VICTORIA cottage that was for sale for the first time in 96 years has been auctioned for $305,000 above its rateable value.
The three-bedroom property, at 15 Queen St, had a rateable value of $570,000 and sold for $875,000.
Steve Fejos, of Harcourts, says the 1900s dwelling has been in the same family for three generations and was an estate sale.
‘‘It was golden opportunity to buy into one of Mount Victoria’s best streets and renovate and decorate,’’ he says.
The 120-square metre cottage was on a 240sqm section with north-facing lawn and garden.

A TE ARO apartment that met 100 per cent of the New Building Standard has been auctioned for $212,000 above its rateable value.
The two-bedroom unit, at 2G/11 Tennyson St, came with a secure car park and had a rateable value of $445,000 and sold for $657,000.

The property, at 8 Tararua Close, had a rateable value of $660,000 and sold for $814,000.
Built in the 2000s, the four-bedroom executive home was in a quiet cul-de-sac on a 1321sqm section.
‘‘It had indoor-outdoor flow to sunny, private courtyards,’’ Marty Ritchie, of Harcourts, says.
The 222sqm house had an open-plan kitchen and family room, a formal lounge, a designer kitchen with modern appliances, gas ducted central heating, double glazing, Karndean high-end vinyl, and pet- and asthmatic-friendly flooring.

The property, at 18 Fyvie Ave, had a rateable value of $380,000 and sold for $570,000.

A CLOUSTON PARK home with an outdoor covered area for year-round entertaining has been auctioned for $93,000 above its rateable value. The property, at 131 Clouston Park Rd, had a rateable value of $385,000 and sold for $478,000.
