ALYALL BAY home that was promoted for its sun, surf and sea views has been auctioned for nearly $400,000 above its rateable value.

The property, at 13 Hungerford Rd, had a rateable value of $510,000 and sold for $905,000.

Socheata Tep and Mike Robbers, of Harcourts, say the solid three-bedroom house faced north for fantastic all-day sun, shelter and views on a 451-square metre section.

Built in the 1930s, the 110sqm dwelling recently had been modernised but retained its original charm, Tep says.

‘‘The property had been well maintained, with new piles throughout and improvemen­ts such as Infinity hot water and a new kitchen.

‘‘The house was very liveable as it was but offered potential for improvemen­t in the future.’’

A CITY-END Karori home for sale for the first time in 15 years has been sold for more than 40 per cent above its rateable value of $780,000.

The elevated 210sqm house, at 48 Ponsonby Rd, was built in the 1930s and had four-to-five bedrooms, two bathrooms, spacious lounge and a large modern kitchen on a 506sqm section.

‘‘It was a lovely home positioned for fantastic sun and views,’’ Chris Day, of Profession­als Wellington City & Suburbs, says.

Other features included polished wooden floors, Carrara ceilings, leadlight windows, double-glazing at the southern end, heat pumps, gas heating and DVS, and a garage, courtyard and garden.

A NEWLANDS HOME that dated to the 1970s has been auctioned for $255,000 above its rateable value.

The property, at 12A Kingsbridg­e Pl, had a rateable value of $285,000 and sold for $540,000.

‘‘It was a super-sunny three-bedroom house in a quiet cul-de-sac,’’ Marty Ritchie, of Harcourts, says.

‘‘It had been insulated throughout, and had a wood fire as well as a heat pump.

‘‘The kitchen and bathroom were up to the minute and there was great flow from the lounge to the back garden.’’

He says it had a half-share in an 891sqm section and was close to transport, schools and Newlands Shopping Mall.

A WAIKANAE BEACH home that was marketed as ‘‘maybe the ultimate beach escape’’ has been auctioned for $28,000 above its rateable value.

The property, at 21 Rutherford Dr, had a rateable value of $480,000 and sold for $508,000.

‘‘It was a very well presented board-andbatten style, three-bedroom home located within a wee stroll of the beach,’’ Ray Marshall, of Harcourts, says.

The 150sqm dwelling was built in the 1990s on a 550sqm section with a westfacing backyard.

A CARTERTON home with a large covered deck and private gardens has sold for $73,000 above its rateable value.

The property, at 33 Moreton Rd, had a rateable value of $205,000 and sold for $278,000.

Built in the early 1970s on a 774sqm section, the 110sqm dwelling had three bedrooms, a separate family room and a separate dining area.

‘‘The modern double-garage with a high stud was an additional attraction,’’ Liz Ryniker, of Guardian First National, Greytown says.
