A COMFORTABL­E character home with potential in Island Bay has been auctioned for $268,000 above its rateable value.

The property, at 6 Murray St, had a rateable value of $600,000 and sold for $868,000.

‘‘It was a delightful family home with three large bedrooms, a wonderfull­y sunny open-plan kitchen and dining room, and a separate spacious living room complete with leadlight windows and window seat,’’ says Erin Rush, of Harcourts, who marketed it with Nigel Solomon.

The sunny 140-square metre house was built in 1923 and had native timbers, a high stud, decorative features of the era, and a modern kitchen and bathroom.

It was in an elevated position on a 526sqm section with largely flat lawn and garden, views across the valley, and a single garage and studio/office.

An Epuni home with ‘‘solid bones and fantastic space’’ has been auctioned for $120,000 above its rateable value.

The property, at 22 Thornycrof­t Ave, had a rateable value of $540,000 and sold for $660,000.

‘‘It was a 1950s classic with solid bones and fantastic space,’’ Celia Barnao, of Harcourts, says.

The 150sqm house had three bedrooms, a wide hall and a large lounge that opened to a front patio on a very spacious 780sqm section.

‘‘It was in a fabulous location close to everything,’’ Barnao says.

A Tawa home on a large section in a quiet cul-de-sac has been auctioned for nearly $180,000 above its rateable value.

The property, at 21 Rembrandt Ave, had a rateable value of $390,000 and sold for $579,000.

Built in the 1970s, the 170sqm house had three bedrooms and a kitchen/dining area that opened to a large sunny deck on an 819sqm section with an internal-access double-garage.

A Waikanae home handy to shops, schools and the train station has been auctioned for $97,000 above its rateable value.

The property, at 4 Wakefield Grove, had a rateable value of $530,000 and sold for $627,000.

‘‘It was a sunny, three-bedroom home within easy reach of everything Waikanae has to offer,’’ Paul Templer, of Harcourts, says.

The 200sqm single-level brick house was built in the 1980s on an 814sqm section in a quiet cul-de-sac close to arterial routes north and south.

A Levin home advertised as a ‘‘rural paradise’’ has been auctioned for $48,000 above its rateable value.

The 1.6142-hectare property, at 178 Paiaka Rd, had a rateable value of $560,000 and sold for $708,000.

‘‘It was a brilliant family home or retirement property away from the hustle and bustle of everyday life,’’ Suzanne Cottle, of Harcourts, says.
