AN ARCHITECTURALLY designed Mount Marua home with amazing valley views has been auctioned for $280,000 above its rateable value.
The 4.5449-hectare property, at 54 Mount Marua Dr, had a rateable value of $910,000 and sold for $1.19 million.
‘‘It was an immaculately appointed, exceptional semi-rural residence with a breathtaking vista,’’ says Lee-Anne Walker, of Harcourts, who marketed the fivebedroom, three-bathroom house with Paul Hullett.
Built in the 2010s, the 257sqm dwelling had Stacker Bond Honed brick internal walls, polished concrete floors and a macrocarpa kitchen with stainless steel benchtops.
Other features included expansive decking on either side of the house, a separate, selfcontained one-bedroom studio, a double-garage and extra parking for a boat or trailer.

A PAPAKOWHAI HOME that was ideal for extended families has been auctioned for $160,000 above its rateable value.
The property, at 8 Brora Cres, had a rateable value of $620,000 and sold for $780,000.
‘‘It was the kind of home that’s often asked for and rarely found,’’ says Micky Limmer, of Harcourts, who marketed the four-bedroom house with Marty Ritchie.
There were three bedrooms, a living area and kitchen on the upper level, with water views; and a self-contained downstairs wing with its own kitchen, living area, bedroom and ensuite.
The 250sqm dwelling dated to the 1970s and included an internalaccess double-garage on a 506sqm section.

A WHITBY HOME with a flexible floor plan has been auctioned for $150,000 above its rateable value.
The property, at 43 Discovery Dr, had a rateable value of $530,000 and sold for $680,000.
‘‘It was an immaculately presented family home that could be configured to suit different requirements,’’ Andy Cooling, of Harcourts, says.
‘‘There was a fourth bedroom suite downstairs with a rumpus and kitchenette for extra space and the gardens were a hidden oasis.’’
The 240sqm house was built in the 1970s on a 534sqm section.

ONE OF the few remaining 1890 villas along Oriental Pde has sold for $1.55 million.
The property, at 162 Oriental Pde, had a rateable value of $1.63 million when it was marketed (the new rateable value is $2.69 million).
Converted to two two-bedroom flats, the 140sqm villa was in a prime location on a 258sqm site opposite the Freyberg Pool and beach.
‘‘It was a landmark in the area with absolute beachfront views,’’ Di Austin, of Harcourts, says.

A WAIKANAE BEACH home that was marketed to investors has been auctioned for $60,000 above its rateable value.
The property, at 88 Queens Rd, had a rateable value of $460,000 and sold for $520,000.
Ray Marshall, of Harcourts, says the 90sqm dwelling was built in the 1990s on a 496sqm section and offered investors a chance to get on the property ladder or expand their portfolios.
‘‘It was a very tidy threebedroom home with a large double garage and the bonus of a sleepout or studio.’’
