Taupō motel at epicentre of town’s tourism zone
A high-profile, multi-level Taupō lakefront motel in the tourism epicentre of the Volcanic Plateau is on the market.
Situated on a prominent corner site at 84 Lake Terrace, the Tui Oaks Motel Taupō has 18 accommodation units for guests with a dedicated twobedroom manager’s quarters.
Originally constructed in 1973, of the 18 units on-site, seven are selfcontained studio units, and there are 11 one-bedroom offerings that vary in size with a mixture of king, queen, and single beds.
The property is on a 2008m2 landholding and the motel facility has a total floor area of approximately 1240sqm.
The motel includes a BBQ area, function room with BYO bar facilities, a commercial kitchen, conference room, and laundry facilities. There is ample on-site car parking.
Tui Oaks caters to the requirements of corporate groups, tourists, couples, and families. There is lift access to all levels within the complex and there is also storage capacity for bikes and ski equipment.
Hugh Milloy, investment sales broker at Colliers Taupō said the Tui Oaks corner location offered 40 metres of road frontage to Lake Tce and 70m to Tui St, with street exposure to nearly 15,000 vehicle movements per day.
Tui Oaks overlooks Lake Taupō and has views across the water to Tongariro National Park.
It is only 700m from the central Taupō shopping and hospitality precinct and has convenient access to a range of local amenities and tourism
operators.
Milloy said the region was appealing for domestic and international travellers, which contributed to the ongoing demand for functional accommodation options in Taupō.
‘‘The region is one of New Zealand’s top tourist destinations with beautiful forests, volcanic mountains, and the stunning Lake Taupō,’’ he said.
‘‘Taupō is an adventure and sporting mecca that serves as a naturelover’s paradise, while the nearby Huka Falls is the most-visited natural attraction in New Zealand.’’
Under the Taupō District Council’s District Plan the property is in a highdensity residential zone. High-density areas are predominately residential
in character and amenity but can contain a greater variety of activities.
Danny Blair of Colliers Hawkes Bay said there was scope for the new owner to reposition or develop the property in the future to maximise the true value of the desirable location.
‘‘With Lake Taupō on the doorstep, Tui Oaks Motel Taupō is a perfect property for a wide range of purchasers, including parties looking to own and operate an accommodation asset or for people who are simply after a lifestyle change,’’ Blair said.
‘‘Alternatively, the property can easily be operated by a manager on behalf of a passive investor.’’
