A wonderful waterfront site is the location for two brand new contempora­ry homes, writes DONNA FLEMING

It’s a great site with fabulous views that deserves to be occupied by a special home. However, the house that was located at 31 Oakpark Place until recently had seen much better days.

“It was a leaky home that was so bad, in between purchasing at auction and settlement day the ceiling fell over,” says developer Richard Beca, who’d been alerted to the developmen­t potential of the site by a neighbour.

The house went, and in its place Richard’s team is building two striking contempora­ry homes that do justice to the location.

“The rooms are generous, they flow well into each other and the whole end of the house is glass, so you can’t miss the view.”

“It’s hard to find a site with great views that won’t ever be built out, which is why this is the perfect place for upmarket housing,” Richard says.

Tucked away down a long driveway at the end of a cul-desac, the generous site looks over a reserve and mangroves to Limeburner­s Bay and the Waitemata Harbour. The view includes the Auckland Harbour Bridge and the Sky Tower.

The two identical homes were designed by awardwinni­ng architect Matt Brew, with whom Richard had worked on other projects. The brief was simple – Richard wanted high quality homes with four bedrooms, two bathrooms and generous living areas that made the most of the outlook.

“We left him to do his thing, and he’s done a fabulous job,” says Richard.

Both the living areas downstairs and the master bedrooms upstairs feature floor-to-ceiling glazing.

“The master bedrooms, which go right across the width of the houses, have really spectacula­r views,” points out Richard.

Meanwhile, downstairs the living spaces open out to decks, covered by a Louvretec pergola, that are the perfect spots to sit

and watch the boats out on the harbour.

The kitchens come with sculleries where food preparatio­n mess can be hidden out of sight while you entertain. As well as good-sized bedrooms and ample storage space, each home has a study and double internal access garaging plus additional offstreet parking.

The two homes are staggered to provide privacy, and each one has just over 500sq m of land that is being extensivel­y landscaped.

Top quality fixtures and fittings are being used throughout, including wool carpets upstairs and oak flooring downstairs.

Constructi­on is well under way.

The building team led by Greg Batt worked long hours to get the homes watertight before lockdown and the steel roofs, which extend down to wrap around the sides of the homes, are now on.

Work is expected to finish in around 10 weeks.

Along with the fact that purchasers will be getting brand-new top quality homes, Richard thinks they’ll also be attracted by the fact that Oakpark Place is so close to the Hobsonvill­e Marina, Countdown supermarke­t, good schools and all the amenities at Hobsonvill­e Point. Plus, it’s only a couple of minutes’ drive to the motorway.

“It’s a great area to be in, and I think these houses will be setting a whole new standard for the area,” says Richard.
