Arare mix of modern character

-

TENDERS close on August 30 for a character home in Wadestown that’s been stylishly renovated for contemporary living.

The four-bedroom house, at 76 Weld St, dates to 1910 but was extended in 2001 by architect James Fenton.

It has a weatherboard exterior with an iron roof, measures 240 square metres, and occupies a 541sqm section with flat lawn and garden, a carport and offstreet parking.

The leadlight front door opens off an entrance porch into a long central hall with a high ceiling and polished floorboards.

On either side of the front door is a double bedroom.

One has a window seat and single wardrobe, the other a bay window, non-working tiled fireplace and two double wardrobes with storage above.

Also off the hall is a large library/office, with builtin shelves and an open fireplace with a period surround, and a bathroom that includes a claw-foot bath, shower cabinet, handbasin and toilet.

The end of the hall opens out to expansive openplan living/dining areas and kitchen with a vaulted chapel ceiling and an adjoining semi-recessed lounge with an open fireplace.

Bifold doors open off the tiled dining area to a deck that wraps around to another set of bifold doors leading off the carpeted family area.

The kitchen has an extra-wide oven with a fiveburner hob and rangehood and two single-drawer dish drawer dishwashers.

The main bedroom and another large double bedroom are upstairs.

The former is unusually spacious, with views over Wadestown, and has a walk-in wardrobe and a semien suite with shower, dual basin vanity and toilet.

It also has wooden louvres that open to reveal the downstairs living areas and line up with a narrow window high above the family area.

Other features include a separate laundry off the kitchen, a wine cellar with trapdoor access under the informal living area adjoining the lounge, terraced lawn and a garden with a deluxe treehouse.

‘‘This is a rare and intoxicating mix of a modernised character home with complete privacy, all-day sun and flat land,’’ Nicholas Reeve, of RE/MAX Leaders, says.

‘‘It combines traditional features with contemporary living in one of Wadestown’s top streets and is only two doors away from Wadestown Side School.’’

The property has a rateable value of $1.125 million.
