Versatile property with city views

-

TENDERS CLOSE on November 14 for a sunny home-andincome property in Mt Victoria with 180-degree city views.

The property, at 20 Earls Tce, combines a twobedroom house with a single garage and a one-bedroom studio on a 514-square-metre section that backs on to the town belt.

‘‘It has one of the largest, privately-owned pieces of land that hasn’t been built on in Mt Victoria,’’ co-owner Bryan Lang says of the area between the studio and the gate that opens into the town belt.

He and Mary Wall bought the property in 2001 and, because they’re now based in Auckland, have ‘‘sadly decided to sell it’’.

‘‘We bought it because it’s in one of the best streets in Mt Victoria, gets all-day sun and is a very cute house.’’

The two-storey dwelling is west-facing with views across the city that stretch from north to south.

Steps lead from the gated entrance with security intercom to the front door, which opens into an entrance with the lounge to the right.

It has French doors to a balcony that steps down to a patio above the garage.

To the left of the front door is a step-up kitchen and dining area adjoining a tiled bathroom, separate toilet and hideaway laundry.

The kitchen includes an electric oven with gas hobs and rangehood, a double DishDrawer dishwasher, and external French doors.

As well as remodelling the kitchen and bathroom, which includes a bath, shower cabinet and pedestal basin, the vendors added an ensuite to the main bedroom.

It’s upstairs and has a dressing area behind the bed and wrap-around views of Wellington City.

The second double bedroom has a double wardrobe and opens to a deck.

Elevated behind the house is the one-bedroom studio, which has a mezzanine level, an open-plan kitchen and dining room, and a double bedroom with a wardrobe, ensuite and French doors to a deck.

‘‘This is a wonderfully versatile home in a top Mt Victoria location that’s unusually quiet because it’s a cul-de-sac, so there’s no through traffic,’’ says Craig Lowe, of RE/MAX Leaders, who’s marketing 20 Earls Tce with Aaron Nation and Paul Dickason.

‘‘It gets brilliant sun and views, a garage is always a bonus in this suburb, and the studio could be used for everything from home-andincome to working from home.’’

The property has a rateable value of $940,000.
